Just returned from a weekend at the Guinness & Oyster Festival and we stayed at the Branches.
The B&B is in a private Cul de sac of similar large modern detached houses used as B&B; indeed the location is quiet with no road noise and very private (Not in the middle of a council estate as one previous reviewer stated!).
Were greeted with a friendly welcome by the owners daughter who pointed out where the bus stop was (end of cul de sac) with buses to city centre every 15 mins @ 1 Euro 60 fare.
The City Centre is 4 km away and a taxi costs around 12 Euro.
My wife and I were in the front bedroom (double) which was extremely clean but a little overcrowded with furniture (The large set of drawers could easily be removed as there was ample storage for what is required in a B&B).
The en-suite was a tad small but did the job (toilet sink and shower and the room was full). The room could easily be extended inwards to encompass the solitary downstairs tiny wc which would make it an ample sized en suite.
Michael the owner prepared a superb traditional Irish breakfast each morning using the freshest and highest quality bacon and sausages; which provided a solid foundation for our hectic day of site seeing and festival going!
I certainly recommend this B&B as we were informed by a taxi driver that it was located on the nicer side of the city.
We used both the buses and taxi's to and from the City centre.

We stayed here one night, and we enjoyed it. Mike was very friendly, and helped us catch the right bus into the city centre. The B&B is a little far from city centre (you wouldn't walk) but the bus stops literally right outside the entrance and takes you straight in. Our room was clean and comfy, and the bathroom was right next door, so it might has well have been in our room! All in all, this was our cheapest stay during our trip in Ireland, but the experience ranked up there with more expensive B&Bs.

The room was very cramped with very little room around the beds, and the shower door had to be open in order to be able to sit on the toilet without banging your knees against it. But clean and simple and good value for money. Good choice of breakfast. No kettle in the room though, which is a pet hate of mine, although was available on request....but this never suits me.

Very friendly, clean acommodation and excellent breakfast. Overall a good B&B located beside Merlin Park Hospital, Bon Secours Hospital and GMIT with good parking. This B&B was excellent value for money.

We spent one evening at this B&B. Mike was very friendly and welcoming. He provided usefull advice on places to go see and where to have supper. We had a double room sownstairs and the children shared a room upstairs. All the rooms were spotless. The double room downstairs might be considered slightly small, but was adequate for the one night we spent there. the breakfast was lovely and all round we enjoyed our stay.
