This was the second time we have stayed here and it was just as wonderful the 2nd time. Ed is a great host and a very interesting person. The rooms are quite comfortable, but the star attractions are the breakfasts and the gardens. The china is all Portmerion and the food on the china is superb, with fruit, porridge, yogurt, compotes for starters and the best french toast or full English breakfast for the main course. You could spend a day wandering Penny's garden, with Ed's poems along the paths. The price is a bargain for all this. Great location, great place.

Room Tip: For a little more, the larger rooms have a sitting room.

We stayed here whilst away on business, we booked 4 rooms altogether. Beautiful location, gorgeous bedrooms, and the owners were fantastic they couldn't do enough for us. Breakfast was out of this world and the attention to detail with everything was beyond expectation. We highly recommend this B&B and can't wait to book again for next year. Highly recommended.

very nice place to stay . the room & bathroom have high comfort. very nice and friendly people. great breakfast with a lot of choice. a warm welcome from the host with tea. definitely recommended !!!!

We just had a lovely weekend away, and stayed in the amazingly comfortable room no.6. An upstairs barn conversion, both modern and rustic at the same time. Huge bed, comfortable sofas and a beautifully finished wet room. We were greeted and given tea and cake in the sitting room when we arrived. There was a nice choice for breakfast. Will definitely come again if we are in this area.

We were welcomed to the beautiful setting and house by the hosts. Welcomed with tea and cake on arrival and shown to our amazing room. Spacious, comfortable, quiet, perfect for any type of stay. Breakfast was first class. Could not recommend this B&B highly enough. If ever returning to Harrogate for a night or longer, wouldn't stay anywhere else.

Just returned from a long weekend and definitely on the 'must go back to ' list. Such a lovely welcome with home made cakes & tea when we arrived. Stayed in the barn, as someone had cancelled, what a bonus. Superb enormous room, with great wooden beams, extremely comfortable king size bed,settee & chair, fridge & drinks making facities plus fruit and chocs to boot. Room was given so much character by all the small personal touches the owners had given it. Lovely walk in shower room with great supply of toiletries
Main lounge, hall & dining room again full of character. Breakfasts were superb with so much good food choice. Lovely garden to walk through, with plant sales too. This will be beautiful in summer. Couldn't have stayed anywhere better around Harrogate, make sure it's on your list too !!

Room Tip: If you require seperate seating areas the premium rooms are great

This is a wonderful modern cottage style room. Modern, large bathroom and large but cozy bedroom/sitting area. Beds and linens sooooo comfortable. Very clean. With the room description finished, let me share the charm of this place! The garden "penny Lane" is an enchanting stroll through a simple but charming natural area. The back of it opens to a horse field and rolling hills in the distance. I believe they have some what of a nursery (plants) that allows them a variety of greenery. Also don't miss the more formal small garden just outside of the sitting and breakfast room. The main house is where you have breakfast.....plan to linger and enjoy the variety of foods and atmosphere of an old family manor. Old books and portraits, traditional furnishings, lovely entry and fireplaces. I loved the hour we took for breakfast, the food was fresh,and filling, the service sophisticated but very friendly.
There is an industrial "plant", near ish to this farm location. Don't even think twice about it. It is not visible or heard at all. No effect on the charming setting. We came from Fountains Abbey and went to York the next day. Location is a bit off the main road but well worth the extra few miles.
Truly a place to spend a few nights just so you can enjoy the calm and character of this place.

Room Tip: We stayed in the modern out building. Our friends had a more traditional room in the main building...
