Really enjoyed our stay.
We found the facilities to be of a very high standard and the atmosphere was warm and welcoming. Carol was lovely and looked after us really well.
It was nice to have an informal, communal breakfast table which promoted some enjoyable conversation with other guests. The breakfasts themselves were excellent.
Having the pub just 100yds down the road was handy for lunches & dinners - the food there is very good and they had a decent selection of beers.

The B&B was good value for money and I would definitely stay there again.

Charming B&B, nice and easy to find with great transport links. Although on a main road the house is set back enough so you don’t notice the traffic, the garden and grounds are lovely and obviously well cared for.

We were given a warm welcome on arrival, we felt very much at home and our room was cozy and pretty without being chintzy.

The building itself is clearly well loved, it has many quirks, the odd creaky floorboard, lovely high windows and ceilings, everything there is perfectly mismatched enough because it has clearly been bought with love for the B&B rather than bulk bought for function or bought as an afterthought.

The breakfast was heaven and the option to have your breakfast with other guests was a unique touch (not appreciated by all reviewers here I see!) and we made some new friends (both days) over a leisurely full English.

We’ll find an excuse to go back one day!

Travelling for an interview quite close to Darley Abbey, the B&B was situated on a main road but was set back far enough as to be almost inaudable during the day and totally silent at night, a major plus for travellers needing sleep.

The room (£40 single occupancy) was charmingly decorated, spotlessly clean and had thoughtful touches like a little box of biscuits with the usual sachets of tea, hot chocolate and coffee.

Breakfast was as locavore as could be and the hosts (a mother and daughter team, I believe) were effortlessly charming, The living area for guests was slightly formal like a posh aunt's but extremely comfortable with lovely comfy chairs and sofas

The only minor niggles were that the free wifi signal was a little patchy and the beds a little hard for my personal taste but overall the place is a gem and if I need to stay in that area in the future it will be my only choice.

We had a lovely visit! What charming,helpful, interesting and intelligent hosts!! you don't get that with a chain do you????
Clean, comfy, welcoming and a delicious breakfast!!!! Nice to see in this day and age, that people still care!!
We will definitely stay again next time we are in the Derby area.
Great value for money....especially for a tight fisted Yorkshire woman like me!

Sorry, i had previously posted this from someone else's account and have opened my own purely to repost as myself!
What a gem. A really warm welcome given to my whole family and somewhere we felt really at home when we descended for a night to go to a family party nearby. The breakfast was the best I have had in any B&B ever, with the sausages and black pudding (oh, the black pudding!) fortifying us all for the rest of the day. Clean, warm and bright with beautiful high ceilings and a sitting room that was perfect to be together in. I'm trying to find an excuse to go again, thank you so much Carol and Zoe.
I've just inadvertently clicked Excellent Swimming Pool and Fitness Centre amd can't click off them. They don't have them, but rest assured, they'd be excellent if they did!

Room Tip: Family verdict is that all the rooms were great!

A really comfortable stay. We were walking the Derwent Valley Heritage Way and what a bonus at the end of a long day to find this gem of a B and B was so close to the Way. Comfortable cosy warm and well thought out room with a delicious breakfast cooked to order set us off on a positive note for the last section. Immaculately clean

I've just stayed a Friday night for my first visit and would be happy to return. We went to visit Derby university Open Day for which it was conveniently located. Spotlessly clean, warm welcome, individually cooked breakfast with lots of choice, very homely feel and decor rather than a generic all over cream and chrome which I like. The weather turned a bit chilly over night and it was lovely to walk into a warm, spacious bathroom with plenty of hot water. The exterior of the B&B doesn;t do the inside justice! Carol and Zoe made the booking easy and were very helpful with directions etc when we got there.

We completely refurbished this property in 2017. Be aware that some of the older traveller pictures are therefore out of date. Our revamped bed and breakfast is 1 mile from Derby city centre. We are within walking distance of the West Mill wedding venue and close to the delightful Darley Park, which is perfect for dog walks.
