“Lovely country stay”

This is a lovely cottage to stay in. Very quiet and relaxing. Great location for walks and seeing the Kent country side at it's best.
The only small things I could moan about would be the main bed was very hard and we sometime struggled for enough hot water.

“Lovely converted barn away from it all”

This holiday was promising from the outset: Lucy is a conscientious host, who was prompt and helpful replying to any questions before and during our stay.
You'll find the Woolhouse Barn down the end of a long lane on the edge of a tiny village in an out-of-the-way part of Kent. If you want to go anywhere, you'll need to drive, or take a long walk in deep mud. Don't count on being able to 'pop out for a pint of milk' round the corner.
But then, if you want to stay at the barn, that's precisely the point. You'll barely see any neighbours, you won't hear a peep except for the birds (and the wind and rain: it is England after all!) and you'll get to relax.
We were two adults and a 2-year-old, and we all enjoyed the barn. The main bedroom (with ensuite) is downstairs (we borrowed a mattress from upstairs so we could all sleep in the same room), with the option to use two smaller bedrooms upstairs.
There's a rather unusual room layout: there are two main staircases going upstairs, one of which splits into two again. One staircase brings you to the main living area (kitchen/living room) and the other splits off to the bathroom and the other bedrooms. Parking is immediately outside the front door (handy on a rainy/snowy day) and there's a large garden, lake and tennis courts (we stayed in the winter so mostly left these alone).
The whole place is warm, comfortable and homely, with a good sized open-plan kitchen. The self-catering experience was a very good one - we timed a Tesco delivery to coincide with our arrival, and Lucy had, in any case, left some treats and some sauce and pasta: a nice touch.
The barn also has its own towels, bedding, hairdryer, toilet roll, TV, wifi, DVD player, washer-dryer, dishwasher, kettle, microwave, and a range of board games and DVDs. All it missed were a few pieces of kitchenware - the only things I might add would be a knife sharpener and potato masher - but there's still enough to prepare pretty much any meal.
The heat comes from storage heaters, and (what with it being a converted barn) the heat rises quickly: turning up the heater in the downstairs entrance hall just seemed to heat up the upstairs rooms. We ended up working out a combination of settings that kept a reasonably uniform temperature throughout, but the downstairs will inevitably be cooler.
The boiler is easy to operate: a small dial switches on a one-hour booster for additional heat. Bear in mind that the default settings will ensure enough for one bath and one shower but probably not much more - again, not a problem once you've got used to that. I'd recommend turning on the booster as soon as you arrive since the hot water might have been used up by the previous guests.
Finally, the lights in the living area are 'push and slide' rather than just slide.
None of the above reduced our enjoyment and I include it here simply to enhance the experience of anyone visiting after us.
We took a number of day trips - to Leeds Castle, Maidstone and Kent Life, all within 20 minutes drive - and could have done more if we'd travelled further afield. However, the barn is comfortable and spacious enough that we could also spend a 'day inside' if we wanted to.
Highly recommended as a quiet getaway and base for exploring Kent. The stairs would make it impractical for wheelchair users, and while pets aren't allowed on the furniture they are welcome, and the surroundings would make it an ideal area for dogwalking (but take some sturdy boots!). A great place for a family or an adults-only holiday.

Liked least: not a lot: worst thing I can think of is the lack of a potato masher! The layout of the barn means it can take a while to work out ideal heating settings.

My family (me, my husband, our 10 and 14 year olds) spent our summer holiday touring Kent and London on this trip, with part of the trip focusing on visiting the ancestral homes of my husband's family. I found the Woolhouse barn and rented it based on it's convenient location and centralized position to places in Kent, Canterbury, Dover, and other points of interest. We found the property to be beautifully situated on a quiet lane in Hunton with a gorgeous garden, tennis court, and absolute privacy. We had songbirds to wake us in the mornings and chickens to visit. The property, being hundreds of years old, was full of old English charm yet had every amenity we required. It had some quirks, such as a split level design, but it made the stay so much more interesting. The den was upstairs open to the kitchen and the bedrooms had the master on the main with bath, while the other two are divided with a bathroom and stairwell. We were able to cook in when necessary and had no issues with the property. The showers had great water pressure, the beds were comfortable and there was plenty of space for our family of 4. I wouldn't hesitate to recommend this rental and the owner was certainly a jewel and easy to work with. We truly felt like locals, albeit thankful for GPS in that area of England!

We spent a glorious 9 days at the Woolhouse Barn over the Christmas holidays with our newborn and toddler.

Although the weather was wet, we found plenty to do on the grounds - mud puddle walks through the extensive network of footpaths, playing in the treehouse, talking to some of the neighbours and enjoying the fresh air. And there are some great local excursions in Maidstone and Tunbridge Wells - don't miss Leeds Castle (although think twice before entering the maze with your kids - it is a lot harder than it looks).

The barn itself is well equipped with everything you need for your stay - including a few extras - like children friendly games and DVDs and some pasta and sauce to pop on the stove on your arrival. The vibe inside is cosy - with lovely character touches like exposed beams. The heating is strong, so don't worry about bringing extra sweaters for inside - you'll be more than comfortable.

We will definitely be going back and highly recommend it as a perfect spot.
