“comfortable,centrally located but noisy”

If you are looking for location..Landsdowne is perfect. It is opposite a Bar, though, so can be noisy.. However, the rooms are comfortable. They serve a hearty English Breakfast. Staff are very friendly. No lunch or dinner served, but is walking distance from many restaurants..good value for money.

a very good, simple, reasonably priced, 14-room, hotel bed & breakfast operation

- noteworthy (and very useful) for the unusually helpful and friendly approach of its owners

- the hotel itself is a small, unpretentious Regency period property but our room appeared recently refurbished to a good modern standard and was very comfortable. The room rate is all-in including English breakfast, wifi, etc.

A busy weekend breakfast service was exceptionally welcoming and quick, good and efficient with simple things done well and generously.

So, overall, worth knowing and supporting if in the locality for its friendly, efficient simplicity without pretentions, i.e. NOT a designer hotel or one for a romantic weekend, but it is just a very convenient few minutes walk from the centre of Leamington, although in a quiet street.

Needed a guest house for a night when attending our friends' wedding at Jephson Gardens in central Leamington Spa. Lansdowne fitted the bill being close to everything we needed - shops, bank, wedding location etc - and being both cosy and comfortable.

The room we had on the second floor was low-ceilinged as it was at the top of the building, but clean and had all we needed for our night's stay. There was a functional bathroom with good, powerful shower, tea and coffee-making facilities in the room and additional heating should we have needed it.

Breakfast was fine too.

Parking in Leamington is tightly controlled and is generally residents' permits or in central car parks by the shopping centre. Lansdowne seemed unusual of those hotels/guest houses I looked up in that it had parking at all. We were lucky to get one of the three or four spaces however.

A little dated but very clean,friendly, comfortable and quiet. We had a great, freshly cooked breakfast. Limited parking.

good stuff - parking. decent sized cooked breakfast.room was clean.decor is cosy and old world charming.city centre location.
not so good-stayed here thrice and the single rooms can be small.double rooms of good size. on a busy road so have it facing back of hotel if you can.

I went with my 2yr old son at the time to visit a friend. The room was on the ground floor and large with a cot provided so i was very happy with the size, accessibility and lack of clutter etc. The bathroom was nice and the shower was decent.

The evening was difficult getting to sleep due to lack of double glazing and the open pub across the road until 1am!

When I orignally arrived I was disappointed by the tired exterior and everytime I tried to get back into the hotel I was left hanging around
- no one seemed to want to answer the door.

The breakfast was very good, however, even for my two yr old who enjoyed the cereal and the fruit.

totally overpriced, lemington spa or not, I would not stay again and have better value for money elsewhere.

Just to inform you that Lansdowne hotel is under new ownership and management. Since February this year when we took over we have been improving the property inside and out including the bedding and furniture. We also reduced our prices to give value for money, cleanliness is improved %100 and we are doing our best to give the service that is expected of us. Unfortunately the previous owners did not care knowing that they were no longer carrying on with the business so every aspect of the hotel was neglected. We are doing our best and we hope that we get another chance to serve you.
