Hedley Villa is in a quiet, tree-lined road convenient for the station and the town centre (including the lovely Jephson Gardens). Well-behaved dogs are made welcome (small supplement) which was essential for me - Martha has a gentle old girl herself. My spotless room was arranged to make good use of the available space, and I hadn't even noticed the en-suite when I asked about the bathroom! Mine was quite a small room but there is plenty of room for two plus dog, and I didn't feel cramped, even in the en-suite shower. Lots of the small thoughtful touches which show the place is cared-for (as are you). Breakfast was generous and excellent - it's worth asking what's available (I had a plateful of kippers!). Parking is unrestricted on one side of the road (busy in term-time, apparently) and Martha can let you have a permit for the other. I'll have no hesitation in coming back, and no hesitation in recommending it - especially at the price.

Nice friendly little guesthouse. Very clean room, en suite shower room had plenty of towels/loo rolls....
Just lots of little touches that make all the difference.
Breakfast was fab, plenty of choice.

Room Tip: If travelling by train, its within easy walking distance of the train station.

I'm not saying this place is perfect, however for £60 per night you really can't go wrong. The proprietor is warm and welcoming. The room was small but not overly so, it was beautifully decorated and had everything we needed including a well stocked hospitality tray; unfortunately the TV reception was poor and we were only able to get BBC1 and BBC2. The bathroom was unfortunately too small and the decor was a bit tired and looked like it had been plumbed by a not-so-enthsiastic DIYer, however it had all we required and a nice selection of toiletries. Breakfast was OK, "value brand" ingredients but plentiful and well cooked. Unfortunately it appears that one of the permanent residents is a smoker so the smell of stale cigarettes permeates the downstairs areas but once you get to your room it is no longer noticeable. Hedley Villa is situated in a lovely quiet avenue very close to the town centre so location is another plus. All in all, I'd stay again if I was looking for budget accomodation in the area.

The reason for our stay at the Hedley Villa was a stop off before meeting family on the South Coast. We were welcomed in by Martha who is a lovely host. We mentioned that we would be heading out for something to eat and she pointed out all the local restaurants on a map by the door. We ate at The Town House which is the most local pub and worth a visit if you are after traditional food.

Starting with the positives about the guesthouse. We stayed in one of the en-suite rooms. The bathroom was bijou but adequate for a one night stay and it is nice to have the privacy of your own shower room (worth the extra fiver in my opinion). The room was pleasantly decorated and its always pleasing to find a guesthouse which doesn't follow the chain hotel philosophy that everything must be the same in all rooms.

The breakfast was nice and although the produce might not be top quality it certainly doesn't justify being compared with a Tesco breakfast. For a start its freshly cooked which is more than I can say for my local branch. I asked for the standard traditional with the option of fried bread and everything came well cooked. My wife had the poached egg on toast which also looked good. There were cereals and other breakfast options available but after my cooked breakfast I was too full to eat anything else.

As is mentioned in previous reviews, parking on the road opposite the B&B is free and it is very central to the town.

Now for the only negative. The previous review mentions a smell of stale smoke on entering the guesthouse. This is something my wife and I also noticed but only in the entrance hall it certainly didn't carry into the room we stayed in.

We booked a double room here on the basis of the good TA reviews and the B&B's own website. On arriving at the property, it looked very pretty, and well kept, so we were very optimistic. However as soon as the door was opened to us, we were hit by the smell of stale cooking oil and stale smoke. I'm not sure if smoking is allowed in rooms, or perhaps the owner smokes, or perhaps the previous owners smoked but it was not pleasant at all, and our clothes smelt of it for the short duration of our stay.
The welcome we received was lovely, and were hopeful that once in our room we would be pleasantly surprised. But this wasn't to be. The stale smell could be detected in the room, and after only 10 minutes we decided we would have to nip into town to get some fresh air. The decor of the room was dated,with a bizarre mix of paintings and furnishings, the shower room had been recently renovated, but it was freezing, with no heating facility, as was the room itself (which did have a heater).
We returned in the evening to get changed to go out again, the room had just about warmed up, but surely this could be done by the owner before we check in? I know everyone is cutting costs, but when you're running a B&B, a welcoming and comfortable temperature is surely paramount??
We hoped that breakfast would be Hedley Villa's saviour as per the other reviews here - alas no, it was bog standard, nothing outstanding or of excellent quality. It was just OK, and on a par with Tesco cheap & cheerful breakfasts. Lord knows where previous guests are used to eating if they praise the breakfasts here??
The owner is a lovely lady, and we heard her say to another couple that her mother has been ill so she has not been paying much attention to the B&B. This showed unfortunately.
TO end on a positive, the B&B is located just out of town and a comfortable level walk there and back. Free parking is available on one side of the road. And the owner is a very nice lady, who perhaps is in the wrong profession.
We would not stay here again or recommend it.

Very enjoyable one night stay, Easter Sunday/Monday. Helpful advice on free parking across the road given before visiting. Friendly welcome.

Room 1 was clean, nicely decorated and a decent size. En-suite bathroom looked like it had been recently updated and although it was small it had everything we needed.

Excellent breakfast.

Nice quiet road within easy walking distance into town centre. Good range of bars and shops. If visiting Leamington Spa we would stay at Hedley Villa again.

My wife and I stayed here on 15th and 16th March. Bedroom 3, double ensuite.
The exterior doesn't do justice to the size of the house. I believe there are 9 rooms available mostly ensuite.
Positives:
Free parking outside. Quiet leafy road. The room was in good order and spotless. Bed was comfy and huge and there was no noise from other rooms. The electric shower was hot. Full tray of bits for tea and coffee, biscuits and bottled water. Breakfast was fruit juice, cereals, full English or combination, toast, jam etc. tea/coffee. Martha was an excellent host. Only 5 minutes to the high st (couple of beggars and a Big Issue seller). We found an excelent Indian restaurant and there were plenty of others to choose from. Pub grub was good too and reasonably priced
Negatives:
The ensuite was what you might call bijou. The sink was almost impossible to use as the shower was so close. The room was a tad nippy when we first arrived but soon warmed up when I plugged in the auxiliary heater.
Only white bread on offer for toast in the morning.

Overall, postives far far outweigh the few whinges and we would happily stay here again (brown bread, please Martha!)
