“Disppointing”
Reviewed 21 October 2013

Having heard and read very favourable reviews of No.11, myself and my wife were both disappointed with our recent weekend stay. The hotel (or is a B&B??) is contemporary and ideally placed if you intend socialising in Didsbury (as we did).

Having being allocated Room 10, we were immediately overwhelmed by the intense heat in the bedroom. It was like a sauna! We were unable to open the windows and a portable fan simply recycled the heat through out the room. We imediately mentioned the issue to the front desk who advised that an engineer would look at it. However, the stifling heat did not abate over the course of our stay and, while the beds are indeed comfortable, it proved difficult to sleep or even relax in the room. The lounge area and garden are both good, but it was disconcerting that we were reluctant to chill out in our bedroom.

The location of the room meant there was significant footfall outside it and at times the staff seemed oblivious to the fact that the corridor was between guest bedrooms and generated a lot more noise pollution than I would consider appropriate for a 4* Hotel (or is it a B&B?).

Service was mixed. In general it was fine to good (front desk) however on a number of occasions employees would pass you without any greeting. Having traveled a lot, I found this very unusual (however I may simply have been grumpy due to lack of sleep!). My suspicion is that a number of staff have little formal training.

Breakfast itself was good, althought again service levels left a lot to be desired with both ourselves and another table having to leave the table and enquire if we could order!

Anyway, its a nice building and garden in a good location. I'm just disappointed with the room and aspects of the service. We did mention our dissatisfaction with the room when departing and were assurred that it would be addressed before the next guest arrives (!).

This is the first time I have felt compelled to write a negative review on Trip Advisor.

We arrived a bit tired after a long day at the hotel to be welcomed by a log fire, candles and a very comfortable lounge and bedroom. The bed was comfortable and the room blissfully quiet, totally unexpected in a large city. And so much more interesting than the Midland where I stayed the week before _that was corporate and boring.
The breakfast was excellent and it would be nice to return in summer as the garden is a little gem. The location is fantastic.

Room Tip: If you don't want your roommate to see you in the bath then go for a classic room ie if you are...

I booked this hotel as a suprise for my wife on her birthday and was fantastic. Our room was very cool with an outside bath, ipod docking station, wi-fi, a small lounge area, a very comfortable bed as well as a good quality kettle and fresh milk which is simple but it makes a difference to have a decent cup of tea after a great nights sleep. All of the staff were very helpful and prompt and really couldn't have done more for us, even a birthday card left in the room which was a nice touch. Breakfast was excellent. I would definitely recommend and I will definitely return.

Room Tip: Ask for the outside bath

Very very good hotel with a contemporary twist - feels just like home in every way!

Very friendly team with good advice on local eateries etc.

Great bar and lounge areas - deffinately a better spot than central Manchester

We stayed at this hotel recently whilst in the area visiting family. The hotel staff are very friendly and accommodating. The rooms are of a nice size and very clean. The hotel is in an ideal location and only 10 minutes by either Carr train to the centre of Manchester. The breakfast was nice and you don't have to get up too early for it as at the weekend they serve up until midday. The evening meal is a good price and I would recommend the steak. All in all we had a lovely weekend at the hotel and will be definitely be staying there again next time we visit.

Having stayed here two years ago and really enjoy the Didsbury area we thought we would return for a one night stay in a classic double room.. The hotel is still very nice and the staff were very welcoming and attentive when asking for help and room service. The room itself (room 34 )was very clean as well as having a large bathroom that contained a bath and stand alone shower. Sadly the room was situated just off the main staircase and we were aware of everyone who passed the room due to the moving floorboard noise from the stairwell outside the room. The room was also extremely warm and does not have any air conditioning and effected the comfort of our sleep and during the early hours we had to open the window for some fresh air which unfortunately which we did not realise at the time over looked a outside staff area and from around 7.45am onwards we were awoken again by staff taking their break and talking below the open window.
We would stay there again but in future we would need to be guaranteed a room at the back of the building away from any potential noise because on this occasion it spoilt our stay.. But its still a nice premises..

Room Tip: Away from main staircase

I stayed at Eleven Didsbury Park in August, it was a mates 40th. Really cool place, the room was very quirky. Really friendly staff, they even let you have a lie in which is welcomed when you have had a few beers ! The breakfast was brilliant.

Room Tip: Ask for one of the rooms on the top floor, very quirky.
