The apartments are tiny and several are extremely noisy due to trains. We had two sea-view apartments on 4th floor - one right in front of the train tracks, making conversation difficult and waking the kids early in the morning, the other apartment had a solid wall on the terrasse, removing any view to the sea when seated.
The beach is reachable within 5 minutes walk, but by a either a very nasty tunnel or a very slim walkway next to cars - not something for kids to do alone (<12 years, imho). The beach is built up, and quickly erodes in storms. It also means that the water becomes deep very quickly, making it a ill fit with small kids (<6 years, imho).
The interior is old, the service is nice, but lazy; the pool is the highlight, but not very large. The parking is nice, secure and not too expensive (55€ for a week). The area is slightly outside Cannes and expect a long walk to get into Cannes(30-45 minutes at a steady pace), and a long wait for the train. Using busses is advised - or bring a motorcycle.
While it is rather inexpensive for Cannes, move to the next town or away from the beach view - It is not in Cannes and the area does not compensate for the view nor the noise.More
