perfect location to catch up with my family, between the bakery, the market next door, the pools (and waterslide) and the walking distance of the beach made this holiday very relaxing.
it is very easy to access from Nice airport( 2 buses)
we took local buses to discover the region and had the opportunity to try few restaurants!!!
the evenings were a little quiet in the area but buses ran up late.
I would of liked a little more information from reception about different events in the area . I would suggest a gym in the complex and a little entertainement.

Room Tip: very short on cutlery for 5 people and we booked a 6-7 appartment our appartment is in need of a fre...

Positive sides of the place:

* All the staff we met during the week we stayed there the summer of 2014 was very pleasant and helpful. The area around reception nice and welcoming.
* We had booked the apartment with sea view and got wonderful sea view from our living room and porch.
* Okay equipped kitchen in the apartment, with fridge, hob, microwave, coffee maker, utensils, service, cooking utensils and cutlery.
* 2 great pools. The pool area was nice and clean.
* The apartment's facility was located in a quiet area and had a great location, just few minutes walking distance from the long, beautiful fine sandy beach.
* Several cozy little shops and grocery store, pharmacy, bakery, cafe and restaurants close by. (Larger supermarkets bit further away.)
* Just a few kilometers outside the center of Cannes. We were a bit lazy and thought it was a bit long walk from the hotel with some luggage / shopping bags, but found that it was very convenient to take the bus.
* Bus stop Mairie Annexe three minutes away, where you can take bus No. 1 or 2 to and from Cannes center for only 1 euro and 50 cents per trip. We never checked the bus times, but never waited more than 10 minutes before a bus came.
* The train station Cannes la Bocca is only about 5-6 minutes walk from the apartment's facility. From there (direct) train along the French Riviera until the Italian town of Ventimiglia, a train ride that takes only 1 hour and 37 minutes, with many stops at train stations along the way. Our family of 2 adults and 3 children aged 12, 15 and 16 paid 50 euro for day tickets which lasted all day, and then we could go on and train as many times as we wanted. (35 euros for a family ticket 2 adults + 2 children under 16 years + 15 euros for adult tickets to our 16 year olds son.) It is continually train all day long. The trains that run between the stations Cannes La Bocca and Ventimiglia go about 1 time per hour from early morning until late at night. In addition there are often local trains over shorter distances.
* We took the train to / visited these places, we can recommend (number of minutes by train from Cannes La Bocca station in parentheses): Cannes city (3 min), Antibes town (17 min), Biot (22 min, where we visited the great theme park Marineland and played miniature golf at the resort next to Marineland afterwards, Marineland offers price) Nice city (46 min), Monaco - Monte Carlo city (1hr 13 min), Ventimiglia (1hr 37 min). We chose to distribute these stops on two day trips, and there were two great days!

Negative aspects:

* Apartment for 5 people was tiny! But since we were mostly outdoors all day, it went fine.
* Since there were many apartments at one place, there were a lot of people around and quite noisy from early morning until late at night, especially during the day around the pool area. No noise from music and partying, but families and loud voices. We did not care all that much about it, but we preferred the gorgeous beach right by. But people who care for the sound should consider choosing a different hotel to vacation.
* The beds were guite hard. It was fine for us for a week, but be prepared.
* There was no air conditioning in the apartments, and warm to sleep at night. Perhaps, it was possible to rent air conditioning and pay extra? We forgot to ask ...
* It cost extra to use the inter net and the safe. It also cost extra if you wanted cleaning and / or replenishment of towels and linens. Toilet paper, detergent etc. have to buy yourself.
* The floors were made of a kind of straw mats. We think that it would be more convenient and hygenic with tile flooring.
* There were some tiny ants in the apartment. But maybe it has more to location and climate make than the apartment's facility?
* The railroad went right below the hotel. From time to time a train went by, but the trains passed quickly and did not bother us at all. It actually reminded about the roar of waves from the ocean. But those who care for such sounds should consider other hotels.

Good location, nice pool.
Reception hours are way too short, the rooms are a bit small, take an electricity splitter with you if you need to charge a few devices.

All in all, nice deal for low budget family trip.

Okay area, nice pool area and kind staff, but the appartments are really to small, the beds are terrible hard and there is no aircondition (You can rent one, but it is making a lot of noice) For a couple, that wants time off, it is an okay place, but not for couples with kids. There are no outdoor facilities to use, no playground and the hotel is really noicy. Soory to say, but we will never come back :-(

Room Tip: Even if you are 4-5 persons, you deffently have to choose apartments for up to 7 people - the appart...

Be early at the poolside,Fantastic SeaView, but no aircondtion in rooms, needs open windows and doors, a lot of noise from other departments and trains passing by.Ver clean poolside, friendly staff, fairly good english.

The apartments are tiny and several are extremely noisy due to trains. We had two sea-view apartments on 4th floor - one right in front of the train tracks, making conversation difficult and waking the kids early in the morning, the other apartment had a solid wall on the terrasse, removing any view to the sea when seated.

The beach is reachable within 5 minutes walk, but by a either a very nasty tunnel or a very slim walkway next to cars - not something for kids to do alone (<12 years, imho). The beach is built up, and quickly erodes in storms. It also means that the water becomes deep very quickly, making it a ill fit with small kids (<6 years, imho).

The interior is old, the service is nice, but lazy; the pool is the highlight, but not very large. The parking is nice, secure and not too expensive (55€ for a week). The area is slightly outside Cannes and expect a long walk to get into Cannes(30-45 minutes at a steady pace), and a long wait for the train. Using busses is advised - or bring a motorcycle.

While it is rather inexpensive for Cannes, move to the next town or away from the beach view - It is not in Cannes and the area does not compensate for the view nor the noise.

The room was so tiny! It was infested with tiny white spiders. The spiders were in our sheets and my children were left with bites. There were hundreds of ants as well. I asked for another room and was told they did not have one. At check out I was told they had one but could not get in touch with me. We are an American family living in Europe and this is the worst hotel I have ever stayed in
