Where do I start.....? Avoid, avoid, avoid!!!
It's like a 1980's prison/ block of flats.... Bars on windows,high security(gates open with fob and 4 gates to go through to exit from your room to street outside- except they close slowly so people just walk in) even though security lads wandering round. Ugly building, pool area cleanish but overgrown foliage and paint all chipped off in pools. Plenty of sun loungers and people can't reserve them as it's locked up until
10 am so you can always find one.
First room was disgusting and stunk so asked to change- reception very helpful and friendly and changed no problem but we felt like cutting our losses and finding somewhere else to stay. Second room slightly better- didn't smell as bad. Room was grubby and dated and worn, loose plugs , dirty walls and paint work and paint chips. Kitchen was surprisingly well equipt with all pans, utensils, plates etc you needed and large fridge, dishwasher , hob and microwave.No kettle or oven ,just coffee percolator. Ants crawling in cupboards in kitchen, in wardrobe and in toilet cubicle. Air con quite acceptable- wifi fairly good ( you have to pay extra).
Bathroom dated but cleanish and shower surprisingly powerful and endless hot water, separate loo. Floors were grubby with bits on them. You have to make your own beds up- some pillows stained!!!!! Balcony with table and 5 chairs overlooked the pool- we had glass balustrade which was better than concrete one.Was ok to sit on balcony during the evening and watch people bobbing about- quite a pleasant buzz of noise, not loud considering- however didn't compensate for miserable so called hotel. No bar/ restaurant in apartment grounds, no shop( shops near by)Reception closed at 7, closed Sun afternoon and all day Wednesday?!!! Front doors barricaded by 9 pm at night and you had to go round the back to find the other entrance. Cannes La Bocca is not CANNES.... It's 3 ish miles away by bus.. Cannes La Bocca is not pretty and police were always all over the area- made us feel a bit uneasy. We had neighbours that smoked cannabis most nights , gassing us out on our balcony. We complained and reception said they would get security to take a walk round- it still carried on. We were the only English people there- we wondered why!?? Parking on site cost €60 per week- it's underground and has metal Barriers and full folding doors so seems secure. We got used to the apartment.. Didn't have much choice. To sum it up.... Grubby, grim, dated no atmosphere, la Bocca not pretty, pool ok... The whole place needs revamping. Only come here as a last resort- we will never return!!

The whole room absolutely stunk, the floor was black with dirt, the shower didn't work properly, we had to make our own beds and when we lifted up our duvet after smelling a bad smell we found a load of dirty bed sheets already there which stunk out our room. People around that area are extremely rough and chavy too.swimming pool has loads of dirt in. Overall absolutely crap

very affordable, and comfortable accommodations located in Cannes La Bocca (just 2.2k from Cannes city center). Great location, SNF gare train station is but 350m, plenty of cafes close-by. When we return to Cannes we will stay there again.

This was enough to put us off ever going back to Cannes. We have stayed in this place for several years but it just keeps getting worse. If you are British you are treated as a second class citizen. Faulty electrics reported on day one never fixed. Pool closed at 1800. No supervision of pool area other than to prevent eating or drinking. Rowdy horseplay ignored causing accidents. Rubbish. Do not go. Not unless you want to come back covered in flea bites from the disgusting state of the rooms. If you do go be prepared for the worst.
