“Good located hotel”

The hotel located close to the Juan-les-pins central park (Jardine de pinede). Also the other important points might be reached by walking - bus from/to airport - 15min, train station - 10 min, city center - 2 min, lighthouse - 20 min, bus to Antibes - 2 min. The room we've got was spacious.

The Hotel is good looking from the outside and ideally located with a three minute walk to the beach where you get a discount for bed use with one [La Provencal] from many restaurants on the front.

On arrival we were greeted in a friendly manner and I knew straight away we would be okay. The ground floor layout is fantastic and very well done. Our room was a good size although the balcony was small but it gave us a view of the bay. After I was stuck in the bathroom for over an hour when the lock failed [LOL] we arrived back that night to a chilled bottle of champagne. The trick is to not complain and accept that it was very funny and a little unlucky. Four days later with some works in the room next to us, no complaint or comment, we were given a room upgrade to a suite. The suite was a good size with a good view, again, of the bay.

Having looked at a couple of suites [we were given a choice] the rooms are all pretty similarly decorated and all a good size. Beds were comfortable and bathrooms a decent size.

Breakfast was typically continental with little hot food other than a tray of scambled egg, boiled eggs or toast if you wanted anything hotter. Unlike some hotels the croissants and other items were topped up even up until Breakfast ended.

The downside is no pool but when you are so close to the beaches and town do you really need a pool and we knew there was no pool there anyway.

When we needed a cab for our luggage for a very short trip to the bus stop for the trip home it was sorted out for us.

Lastly, I took my road bike and the roads are views are fantastic. I was also allowed to store it in a secure room on the ground floor.

So, in all, I would say that the hotel is a very good 3* with certain aspects a little higher [downstairs]. The staff are all friendly and helpful.

If we go to Juan-Les-Pins again this would be where we stayed. Excellent.

Room Tip: Good views from all the rooms but if you can afford it get a suite or a room that is on La Provencal...

Stayed four nights in suite (very large room with sofa, table and chairs) and wrap around balcony, lovely to have so much space. Shutters on all four windows and balcony doors, small fridge, kettle with decent sized cups, milk provided on request from reception. Plenty of hanging space, comfortable beds, good shower, decent hairdryer (adjustable speed), very pleased with the accommodation.

Housekeeping rather slapdash the first day - a cleaning cloth was left in the bathroom, but it came in handy to mop up the fridge which was dripping water because it should have been defrosted. Beds not made properly and towels roughly hung back up. However, from the second day onwards housekeeping was excellent without my having had to say a word - indeed the cloth I had used to mop up the fridge was not only removed but the fridge had been defrosted while we were out, beds properly made and room serviced with clean towels from then onwards.

Receptionists all spoke English and all were friendly, we had no complaints about any of them and cannot help wondering whom other reviewers met.

Did not try the hotel breakfast, nor the bar which was empty every time we went past.

I chose this hotel partly for the location, which is within easy 5 minute walking distance from the main streets (through a small park) and 10 minutes from Juan les Pins train station. There are dozens of cafes and restaurants along the sea front and in the streets behind, yet the hotel is just far enough away not to be bothered with nightlife noise at night.

The large building next door is being rebuilt or refurbished but there is nothing the hotel can do about that. In any case, the enormous crane provides a landmark to find your way back at night - head for the crane!

Juan les Pins is a good location for exploring the Cote d'Azur. We walked to Antibes up and down a fairly steep hill, but got the bus back for one euro. Trains are frequent and don't cost much: the day we arrived we bought Isabelle day passes for only five euros each - they were on special offer that day. Everyone we met was friendly and efficient, which cannot be said for other parts of Europe.

The only unpleasant notes were graffiti on all the trains inside and out (why don't they clean them off, or indeed, clean the trains when there are so many visitors to the area?) and be careful where you walk: the fashion for tiny little dogs on leads everywhere means many small piles of dog mess, which also astonished me in such a fashionable and chic area. Cannes was the worst for this - warning! (Cannes is horrible anyway: avoid.)

Best location on the riviera most seen Juan's les pins
Super room spacious and very good view of sea gorgeous.
Will come back for a 3 stars !!
I am from this part of France.
Hard to find better and 150 meters of action at this price

Stayed in this hotel aug 21-23. Very nice and a great location in Juan Les Pins. Walking distance to everything. 20 min. walk to Antibes old city. Facilities very nice, and beautiful room with balcony and great view. Near the sandy beach and a lot of restaurants. Hotelstaff helpful and English speaking.
I love to go there again

Sits in a very convenient part of town to allow you walk everywhere. The staff is very helpful and the room was very clean. Rooms well appointed, air conditioned, good hairdryer (actually will dry your hair in a recognisable fashion). We did not have breakfast as we only stayed one night and went shopping so had breakfast in the town. Would not hesitate to stay here again as it was such a pleasant stay.

Was told walk from airport bus stop was 10 minutes. Really a good 1/2 hour. Really rude desk staff - would only great you if you acknowledged them first and not helpful at all. Night receptionist was a zombie. Terribly erratic housekeeping. No air conditioning in public spaces. Had to ask front desk for some clean towels one day and the receptionist engaged in a lengthy cross examination as to why the towels were needed - in spite of the in-room card that says see the front desk for additional towels. The free internet access was not always available. The cable TV went out 2 of the 5 nights we stayed. We ate at the buffet breakfast one morning and in spite of over a half hour of service left the hotel ran out of baguettes, breakfast meats, and, the eggs were not replaced. Still had to pay full price. This is at best a two star hotel situated on a filthy dirty block with a large, rat infested vacant building directly across the street. Caveat Emptor!
