I've stayed there 5 nights with my family (wife +6 y.o daughter). Good price for Nice, breakfast included.
Positive: clean, recently renovated, quiet zone, clean bedsheets, good neighborhood, easy to reach town - railway station, sea, old Nice.
Negative: very small room, even compared with frech standards; toilet <1 sqm (i measured it!), located in the opposite side of the room as the bathroom (you have to open two doors and cross the entire room before you could get to wash your hands); Air conditioner without remote control (allthought i asked for it at the reception) and located 2,5 m above the floor !!! (i should climb every day on a chair to switch it on/off); very, very, very bad WiFi (is almost useless if you have to work online); the breakfast is very poor even for french standards, i wouldn't recommend to buy it separately if not included in the price (it was absolutely the same during our 5 days stay, which is a big problem for families with kids); our tv set had a remote control born in granma's times, with only 5 buttons (if i wanted to switch from channel no 1 to channel no 19 and back, it took 5 minutes to surf beetwen alll the channels )

The room:

On our arrival, as with previous guests, we were able to leave our luggage with the receptionist in order to go and explore as our room was not ready. We were told that it will be ready at 2, but it may be ready before, we arrived around 1:15ish and the room was ready. We did not have a balcony, however, our room was spotless and the bathroom immaculate. It was also a spacious room with additional lounge chair and the bed was huge!

On the downside of the room are things like: no tea/coffee making facilities, no mini-fridge and the shower head could not be fitted to the wall in this particular room. It seems like you may need to trade off certain features of the room for others, so it may be smaller, but you could get a balcony as an example. As for the mini-fridge and tea and coffee facilities, I would not except that from a 3* hotel anyway. Also, just get red wine, at least that can be at room temperature. Finally, the AC did work (leaked water a little) but keeping the window open was more than enough to keep the temperature down.

We did not have the included breakfast, but honestly would say who needs it when there are so many boulangeries right down the road on the walk to Promenade des Anglais?

The cleaner was what you would expect in any hotel: everything would be left somewhat disorganised and messy, but you would come back after a long day to clean sheets, fresh towels and well cleaned bathroom.

Also, you have your TV, but the channels were quite good. We were able to watch the French Open whilst getting ready for the evening.

The Area:

Around a 15 minute walk to the Promenade.
20-25 minute walk to the Old Town.
10 minute walk to the Gare Nice Ville (with frequent trains to Monaco and not as frequent to Cannes)
Direct bus to the airport from the hotel, which is right outside the train station was good as well (though be wary of traffic in rush hours).

Regarding any of this information you don't really need to make a note of it yourself, as the receptionists are so lovely they will tell you all you need to know, providing you with maps and all the rest of it. So, if in doubt, just go and ask.

As for restaurants and bars, there are countless amounts! They all offer good deals and plat du jours. If you're on a budget and like mussels, then many restaurants do Moules (with varying sauces) served with fries and bread, which is more than enough to fill you up. Also ask for a carafe of water (prevents them serving you bottled stuff at 6 euros a pop).

Additional:

Felt like I could not want for anything here, as they opened out bottles of wine each night (again this could be considered a loss of amenity for not having your own bottle opener, therefore, take your own!). Ask for the iron whenever you need it (though there is no ironing board).

Overall, this hotel deserves its 3* rating and for the price that we paid it was beyond what was expected. I would not hesitate to use this hotel again in Nice. If your looking for something more upmarket, you need to be willing to spend the big bucks for the Negresco or Royal etc. Otherwise, this hotel has (almost) everything you need for an enjoyable stay in Nice.

Room was small but very clean and well serviced every day of our stay. Service was helpful and friendly - we were offered a map of the area on arrival and able to leave our bags from the early morning when we arrived until our room was ready later on. We had reception order us a taxi for a 5am flight and despite limited english of the night staff all went smoothly. We had free breakfast with our stay booked online which was better than expected with lots and lots of different options.

We had a room that has had complaints about AC not working on here but this has been fixed. Same goes for complaints about the shower heads not being fixed to the wall. Although the room is small bathroom is clean and modern and new soaps, towels and more are supplied daily. Balcony is a lovely spot for 2 to have a glass of wine after a day of exploring though small!

Room Tip: Ask for a room with a balcony!

Family of five. booked two rooms - we wanted two rooms next to each other but had to make do with rooms further down the corridoor. Basic rooms - comfy beds but nosy air conditioning. Unfortunatley the air conditioning unit is placed quite high above door and my 5ft 1 inch could not reach without standing on a chair or on the bed. One of our rooms was facing the main road ; the other was next to the fire exit stairway. The room next to fire exit was a lot nicer smelling than the other - not sure what the smell was but was not nice (possibly drains). Staff are friendly . we had breakfast the first morning we stayed there - quite expensive for five of us( we booked room only). most days we ate out. There is a mini supermarket close by for water bottles, snacks etc. Lots of places to eat within walking distance. Rooms were cleaned every day. lift is old fashioned - two people and maybe one big suitcase at a push. we were on the second floor. 10 minutes walk to the beach. would i stay here again ? yes I would but maybe not the room at the front of the hotel facing the main road.

This hotel is basic and simple, but adequate, and conveniently located – especially for Kosher facilities. We (me and my son) booked two nights here, and we were happy with the room for the rate paid (significantly lower than “rack”) – I would certainly hesitate to pay the stated rack rate here. Positives include the location, the seamless check-in/out and the fact that we got a small balcony (we paid lowest rate). Also, the feature lift is quite a nice touch, and adds a (small) flavour of Belle Epoque. Negatives include the functionality of the lift, the foam (non-sprung) mattresses and the lack of hook in a shower – you need to constantly use one hand to hold the shower head – as others have mentioned, I cannot understand why they do not fix what must be such an inexpensive fitting to their walls.

I would have no qualms about returning to this hotel for a budget holiday, assuming that rooms are competitively priced. I would not recommend this for a “special” holiday, or to anyone used to greater degrees of comfort.

Just a couple of minutes walk from the station, and a handy Carrerfour nearby. Staff friendly and helpful. Good buffet breakfast included.
Room small and, strangely, only 5 hangers, and no drawers (just shelves). We dumped our bags and went out, only to find when we returned late evening that the radiator had been leaking: half the floor was soaking, and the smell was bad (even people down the corridor were complaining). But the staff relocated us to another room without fuss. Also unfortunately, our friends in another room had to report that their toilet wasn’t working, and they were also relocated. But I’m sure these were unusual events.
Despite the above, in all we found it to be a reasonable and charming hotel, and would stay there again.

I stayed in the hotel Le Lausanne with 2 friends for 11 days, and we were very satisfied. The staff were always polite (especially Elise) and ready to help, the hotel is well-situated and at least our room was spacious and quiet. WiFi costs 50c per hour which is a bit of a letdown, but no biggie really. Overall, we very much recommend the Hotel Lausanne to anyone looking for a three star hotel in Nice.
