The hotel is very well located and has modern plumbing and amenities. However the rooms are extremely small- even for old buildings in France. There are counters but no desk or chair. Large people would find the condition uncomfortable as the spaces are very limited in the bathroom as well as the room.
Since my last visit a few years ago, all the rooms have been redecorated. The beds are very comfortable, the bathroom small but has everything you need. The reception are very helpful and friendly. The hotel is very well located, just off the main shopping street and midway between the station and the Old Town.

This hotel has a great location right in the centre of Nice. Easy to get to: bus 99 from airport (€6) to the train station, then it's a straight 10 min walk from the station to the hotel. Reception desk is manned 24/7 so easy to check in/out.
The hotel is situated amongst the main high street shopping area, 10-15 min walk to the beach or the Old Town (best place for bars and restaurants).
The hotel it's self was basic, but had a comfy bed, good shower, and nice friendly staff. Staff were English speaking and very helpful with all enquiries, even lending us an adapted plug when we forgot ours.
Close to the very centre of the city but without the crazy cost of the parking ( the price is less or, if you are lucky you get free street parking).
Sergey, the guy at the reception, is really nice and willing to give you advise to what to do in the city.
The room we stayed on was a bit small but perfect for a young couple like us that needed just to sleep.
