Upsides - location; in easy reach of bars restaurants, old town, bus stops and train. Don't understand previous negative reviews re breakfast, as this was first class during our stay - very good hot and cold selection and plenty of it.
Nice modern property, nice and helpful staff.
Downside(ish) - small room, but still quite comfy and serviceable. Clean and modern. Fine for a 3 night stay.
Only reason I am not giving it 5 is the room size. We were in 314. Keep windows shut if you dislike nightitme noise, but that's the price of a central location really.
Nice was really lovely, everywhere we ate was very good, but it is pricey. Monte Carlo was also great, ditto comments for Nice really. Found Cannes disappointing in comparison, but still very nice.

Room Tip: Higher tom lessen noise, but difficult in central city locations

This hotel was a great find, the reception area is very smart and it followed right through to the room. The bathroom was nice and modern and clean, but what they where thinking when they fitted the shower in the bath i will not quite understand. Our room was quite hot i turned the heating down and turned the blower on but it was warm air blowing the whole night, and the street being a saturday night was far to noisie to have the window open! The following night we turned the fan off and it was fine. Loads of places to eat and drink right on the door step, and close to the main promanard. We would highly recomend this hotel.

I'm a stickler for a good bathroom so I wasn't a fan of this one. The room itself was nice...comfortable bed and large window that opened. But the bathroom was very poorly designed. The shower had a strange glass door that only covered half the shower and swung out so if you bumped it water would go everywhere. Also, the location of the showerhead was odd....it was aimed directly out into the bathroom as opposed to down the length of the tub. I'm not sure why someone thought that was a good plan. The floor got covered with water every time I took a shower. Also the door to the bathroom barely opened wide enough to get into the room and bumped against the toilet. The finishes were actually really nice, so I'm not sure why the layout is so poor. A pocket bathroom door and repositioning the showerhead could completely transform this bathroom.

Also, the street noise was really bad. I usually don't mind noise but this was pretty excessive. Trash trucks doing pickups at 2 a.m. every night, and such.

We were satisfied with the double room which seemed reasonably sized at that price and was equipped with both a TV and a fridge. The hotel is clean and simply furnished with a new breakfast room including a terrace. Breakfasts are simple and we recommend going to one of many good cafés nearby instead as they offer much better value for money.
We were especially happy with the location which is in close proximity to the Old Town and the Promenade des Anglais. This makes this hotel perfect for a weekend break!

Stayed here at the end of February for 4 nights as part of a tour group, so had no choice in the matter. The good news is that the location is excellent, right next to the pedestrian area, a short stroll from Place Massena in one direction and the Promenade des Anglaises in the other.

Unfortunately the downside outweighed that. We were in room 106 on the first floor, and in my many years of travelling world-wide I have never been in such basic and uncomfortable allegedly 3 star hotel accommodation. Two single beds, a desk, a bedside table, a fridge and a wardrobe with only four hangers but no drawers anywhere. One electrical socket and no remote control for the TV. The walls were paper-thin, and the TV in room 107 must have been situated on the wall right behind my bed-head, because I could hear every word. It was nice to be able to open the window but the street noise was at a high level, right through the night.

The bathroom was the smallest I have ever seen. There was a shower (actually quite nice with a rainforest head) but no shelf for shampoo, etc. The toilet was wedged in a kind of alcove beside the sink unit, and a heavily pregnant woman would not have been able to use it for lack of space. The only toiletries provided were two small tablets of soap, and the towels were small and thin. We then discovered that whenever we used the shower, there was an underfloor leak which soaked the carpet in the bedroom. We reported this but no-one seemed very interested.

Breakfast - the only meal provided - was chaotic and of poor quality. Croissants if you were lucky - on one morning they were all gone, and the staff just shrugged their shoulders - French bread, sliced cheese and salami - a typical Continental offering but the quality of the cheese and ham did not appear very good. Tea and coffee from machines. No thought had gone into the layout of the room, which meant lots of criss-crossing getting in one another's way. On a couple of morning we decided to expend a few euro and have breakfast at the brasserie across the road - much nicer and far more comfortable, including a pot of tea! Breakfast is the only meal provided by the hotel, and there is no bar either. Again, the brasserie across the road serves this purpose.

We loved Nice and would like to return, but we would certainly never use this hotel again. It doesn't deserve 3 stars.

We booked this hotel as part of a five day Easyjet holiday package. Very satisfied with choice. Good location, helpful reception staff and good sized clean modern room. Particularly pleased with light and airy breakfast room. Food choice not extensive but more than satisfied our requirements. Free WFi with good reception in bedroom. Only minor issue was small size of wardrobe with little hanging space. As a Brit would have liked tea making facilities in the room but accept the rest of the world don't see this as an essential as we do.

Just perfekt! Close to any part of the town you want to visit. The temperatur in the room was perfekt. The king size bed was really comfortable, only the noise from some working machines during the night waked us up sometimes. Staff was very friendly.
