me and my two mates stayed in the same room so space was quite limited but we are organised and was not a problem,as when we go on a trip we leave at ten in the morning and come back at midnight ,a bit fresh,so sleeping was not a problem,rooms cleaned every day,staff all fantastic and spoke great english,didnt have breakfast so cant comment,wi fi didnt work but round the corner i had coffee at the hippocampus grill where it was free, this is the 2nd time we stayed here and will return, as for the price and location its unbeatable.

Room Tip: get a bagguette and a can of pop for your breakfast,turn left and left again out of hotel door, or c...

Really cheap hotel, so what can one expect? Our room was tiny, but we did have a tiny balcony to go with it. The room smelled a bit, but since there was no a/c one had to keep the window/balcony door open anyway, so it really didn't make a huge difference. The bed was better than expected, although 190x140cm is quite small for a double bed. The toilet-shower is tiny, but like the rest of the room, nice and clean.

Free wifi, friendly service and a pretty cheap breakfast were some of the nicer things about staying here. Sadly the rooms had no soundproofing whatsoever, and I can imagine lighter sleepers will have a hard time catching a whole night's uninterrupted sleep here.

With just 10-15 euros more per night one can find a hotel in the same area with better value, though, and I would suggest paying just that small bit more.

We stayed one night, and it was perfectly adequate. We had an interesting room with a round bay window, maybe a bit larger than some, to judge from other reviews. The hotel is very central which is very convenient but it was a bit noisy. At this time of year we weren't looking for air conditioning, so didn't notice the lack of it. The room and bedlinen were clean, the bathroom small but clean, and plenty of hangers in the wardrobe. Breakfast was typical French: coffee, fruit juice and croissants and not expensive. The reception staff were very helpful and pleasant, finding us somewhere to eat and passing on messages overnight so the new young woman in the morning knew our needs. All in all a good basic base for a short stay. Not sure whether our room was worth the extra (other smaller rooms seemed a bit cheaper) but we were probably paying for the location, and other nearby posher hotels were charging a whole lot more.

I've stayed here twice- once in winter, once in summer. Winter was ok, Summer was intolerable.

Pros: Great location, great price considering it's an actual hotel with 24 hour staff with private accommodations.

Cons: worst night sleep of my life. No AC in the summer and the fan provided did not make it much better. bedding is old and mattress is uncomfortable. since you have to sleep with the window open to avoid smothering, the noise level is very high. i am a loud person and can usually sleep through any noise but this was too much for me since the hotel is located on a lively street. Everything is old and mediocre. Staff is hit or miss, i've seen everything from helpful and friendly to rude and useless.

Do not touch with a barge pole ! Minute room in which there was no room even to put a case. Thin walls. Couple having noisy sex in next room mid afternoon. Felt like they were in our room ! Stained pillows. Sheets looked like they had been slept in before and false nail found in the bed !! Altogether a horrible experience.

Room Tip: The ONLY positive thing about this hotel was the location.

I have now been staying in the Acanthe for the last few years.
I feel comfortable there as the staff are friendly and helpful.
The location is excellent, close to the beach, Old Town, restaurants and bars.
There are usually a number of different nationalities staying, of all ages.
The rooms are a little small, and are not air conditioned. However, the large fan in each room compensates,
If you want to explore the area, the buses to places like Monaco, Antibes and Cannes (etc!) are all 1 euro. What a bargain!
As I said, I am always happy to stay at the Acanthe. With it's great location and reasonable prices, it is the perfect place to stay for the budget traveller.
Recommended!

Room Tip: The "Rotunda" rooms at the front of the hotel are good. Some of the others have balconies.

We booked this hotel before looking at the reviews on here, so we went with a little trepidation as to what to expect. Upon arrival we asked for a room with a balcony and was given a room on the side of the building on the third floor with said balcony. The room was a little small with very little space to put our belongings. The 'bathroom' was very small, hardly enough room to use to loo, with a very small shower cubicle. The bed was covered in a very dated bedspread and the room included an oscillating fan.

However, the hotel is in the most excellent location. A mere 5mins walk into the old town, not much longer to get into main shopping area and about 300yrds from the buses to Monaco and Cannes.

As stated by others, the rooms have no air conditioning so in the heat of Summer you can either put the fan on and keep the windows closed or leave the windows open, put the fan on and use ear-plugs. As the hotel is so central, whilst it is not close to a lot of late night restaurants, people moving about the streets make noise... the car drivers rev their engines.... the scooter drivers drive fast and make noise..... then before dawn the dustbin men arrive and remove rubbish. So unless you are an exceptionally heavy sleeper, then as previously suggested ear-plugs are a real bonus.

We opted for breakfast each morning and whilst it's clearly not gourmet food - coffee or tea, glass of orange juice, 1 croissant & 1 bread roll with butter & jam it was a nice start to the day and meant we didn't have to go mooching for breakfast elsewhere.

The hotel itself is clearly an old hotel and has clearly been a hotel for a long time - the age of the lift is a giveaway, which is tiny and wouldn't pass health & safety in the UK. The rooms are tired and in need of refurbishment as is the whole hotel. However, one must temper this fact with the great location, the very helpful staff and the room price. We booked this hotel for a time in Nice when there was an event on (Triathlon) and all other hotels were very expensive and out of our budget... but the bed was comfortable, the shower gave hot water every time it was used and we didn't spend a great amount of time there, using it as a base. There was a slight smell from the bathroom, but I think this was more about the door to the bathroom being left closed all the time, so when out during the day, we left the door to the bathroom open and didn't have a problem with smells at all.

I would return to this hotel again.... if you are on a budget, this hotel is ideal. If you are not on a budget and want four-star accommodation, then this hotel is clearly not for you..... as ever, you get what you pay for.

Room Tip: Ask for a room at the very front of the hotel. Might be a strange shape, but after peeking inside on...
