Stayed here in a large party of 16 and we were all very pleased with the hotel and found it suited our requirements perfectly.
Don't get me wrong, if you want space and luxury then this isn't the place for you. However as a quality, comfortable and clean hotel with a brilliant location it doesn't get much better.
The rooms and bathroom are pretty small yet we managed perfectly well. The beds and pillows were immaculately clean & comfortable.
My teeny criticism was that I would have liked tissues and a bar of soap in the bathroom. Plus the reception staff I spoke too weren't very clued up about night time attractions!
The location is the highlight. Bang on top of a U bah station and next to the Sendltor Xmas market, small but perfectly formed.
Congratulations Motel One, you get it just right!

First of all let me make it clear that I am rating this as a MOTEL, not a full service hotel.

We stayed at the Motel One during the opening weekend of the Oktoberfest. This motel is located exactly equidistant between the Oktoberfest grounds and Marianplatz. It is an easy 15min walk to either. It is the PERFECT location for the Wiesn and for sightseeing in the old town. The "Landlords Parade" forms directly in front of the property.

The motel itself is surprisingly clean and bright. The rooms are on the small side but perfectly functional and comfortable. The property is quiet, even during the fully booked Oktoberfest season. The staff were surprisingly friendly considering their being extremely busy.

For what it is, a clean place to sleep in one of the best locations in town, I have nothing bad to say about this place.

I did NOT try their breakfast. It looked rather poor in my opinion, but that does not detract from its good points.

One note, during Oktoberfest the prices more than double, so value is in the eyes of the beholder.

We booked this hotel for several reasons. The most important is that this hotel has a location that is within walking distance of the Christmas Markets and the center of the city. It is only steps from the U-Bahn public transportation. The hotel is new, and the décor is pleasant. Breakfast is reasonable with plenty of food to choose for a reasonable rate of 7.50 Euros. The hotel is very new and the rooms are extremely clean. The drawbacks are that the room is actually tiny, and for two people with luggage, it is almost impossible to have two open suitcases. The bathroom is also small. I do understand that their price in Munich is a great value, and we did get a decent room with a wonderful view of the Dom and the Rathaus, so there are no real complaints. In terms of comparable rating, we do need to say we had a very good experience with this hotel. One last note is that the breakfast room set up is much too crowded. The hotel seemed full, and most people were at breakfast. It was difficult to walk in the room. As well, the seating is not very comfortable for adults on the tiny stools. Again, this is not a complaint because of the value of the rate.

Visited whilst attending the oktoberfest - great location next to the u-bahn - short walk from the main train station - great decor and clean and tidy - love the lay out of the room - and shower rain storm is great.

Been trying to get back in for next year but always fully booked. Flat screen TV on the wall is either an open fire or aquarium when not being used - nice touch

Motel One looks very modern and the price is really attractive. The modern design looks good, but at the same time it feels a bit cold and impersonal. All facilities are of good quality and there is not really anything to complain. Except maybe the lenght of the bed. For some reason the bed in the room is not standard 210 cm long, so be aware of this if you're a bit longer.

The minimalistic design resulted also in a very small table in the room and there was not too much space while working during the evening. It was enough for one laptop, but personally I would have liked to have a bit more table space on the desk.

Breakfast is ok but not great. Quite basic with some cereal, jogurt and bread. So don't expect to get pan cakes or baked eggs in this breakfast table.

Stayed here for the xmas markets in Marienplatz which is about 800m away. Hotel has limited secure parking if you are there early enough for 15E per day. Hotel is in a nice quiet part of the old town area. Check in staff were friendly, efficient and helpful. You have to pay for everything up front but that makes checkout easy. Rooms were small but clean and comfortable. Wireless was free and worked fine. No phone in the room but thats not a deal breaker. No fridge either but in December the window ledge is as cold or colder than any fridge so the drinks went out there! Unfortunately I didn't find out till the last day but they have rooms on level 8 overlooking the old town and Munich in general which also have a balcony and can be had for an extra 20E or so. Would definately do that next time but would probably take a phone call as it doesn't appear on their website. Italian restaurant across the road and a very popular Irish pub with a good selection of food some 80m away. There are plenty of other options depending on how far you want to walk. Breakfast was good and plentiful held in their entry bar / lounge / breakfast area. Nice place to relax with a coffee or drink before going out for the evening.

Like most reviewers, I can assert that the location of this hotel is excellent: Right next to the Old Town and a subway station. The main train station is only a 10 minute walk away (by subway just one stop).

The hotel is clean with a modern feel. Unfortunately the rooms are tiny, and there is very little space for your luggage. There is no safe in the room. Also, the walls are quite thin and it's possible to hear what your neighbors are talking about. Bring ear plugs if sleep quality is important to you. Otherwise the beds are comfortable.

We had some problems with the temperature in the room. It was constantly too warm and there was no fan of any sorts on during the winter (seems the whole system was switched off). Fortunately, one can open the windows. Curiously, also the lobby area is extremely warm - almost to the point of it being uncomfortably hot.

The breakfast buffet is basic but adequate. We'd recommend to have breakfast as early as possible. At 9 am you might have to wait in line for a table.

It can be a little tricky to find the hotel at first. If coming from the airport, you can e.g. take the S1 train to the main station (Hauptbahnhof), change to subway U1 or U2, get off at Sendlinger Tor, locate the Herzog-Wilhelm Strasse exit and once you get up to the street level turn left. The hotel is just 100 meters away.

For affordable restaurants close to the hotel, we'd recommend e.g. Cafe Cord (turn left when exiting the hotel and walk 100 meters) or Cafe Mozart on Pettenkofferstrasse (about a 5 minute walk in the other direction). Opposite of the hotel on the other side of the street is a little cafe with scrumptious cakes. If visiting Munich during the Christmas market season, the Glühwein is tasty and the atmosphere cozy at the Sendlinger Tor market.

This hotel could be even better, if the hotel staff were a bit friendlier. Especially the staff at the front desk could develop a friendlier attitude towards the guests.
