First, the good news. This is a very nice hotel. The staff is friendly and helpful, the breakfast is delicious, everything is clean, and there is good wifi. As other reviewers have noted, it is in a seedy area, but an area that is much frequented by travelling businesspeople and tourists. While I felt perfectly safe on the street, I would not bring impressionable children to this hotel. There is a lot of street noise if your room is on that side, but closing the windows blocks almost all of it. However, when we arrived the elevator was out of order. This is a 6 story hotel. The reception desk is on the 2nd floor (if you are an American). They took one look at our aging selves and moved us from the top floor to the 2nd floor. We stayed there 4 days and saw absolutely no work being done on the elevator. My German is not good enough to say whether the elevator was shut down "pending" inspection or "because of" inspection, but I had the feeling it was not going to be working any time soon. Then, one of the days we were there, the hot water had to be turned off for 8 hours, which did not inconvenience us but gave me the feeling that perhaps the hotel is having infrastructure problems. Anyway, if close to our stay (May 2014) I would check on the elevator before reserving a room here. Even young, healthy couples were struggling with hauling their luggage to the upper floors.

Room Tip: We were on the street side, which was noisy at night with the windows open. I'm sure the courtya...

hotel royal is very close to train station about 1 and half blocks but also strip clubs. No one bothers you. We have stayed here before. hotel has a very good breakfast buffet. If you request a room on courtyard it is very quiet. we arrived early but room was available. We went to spring beer fest took ubahn at train station 1 stop to beer fest was about 7 minutes with wait for ubahn, we also walked to old town and market. Hotel room was great was only 89 euros double including breakfast. but prices are higher for ocktoberfest..

Room Tip: ask for courtyard room

My wife and I stayed here May 13-17. Rooms were comfortable with the hotel located in a tranquil oasis 1 floor above the teaming vibrancy of the train station area. This location allows easy access to all public transportation.

The breakfast was sumptuous with the normal European fare plus bacon and eggs. All staff were eager to please from our maid to the front desk and breakfast support staff!

Pasha, our host was totally focused on running a first class operation. We will visit this jewel of a facility again!

We are a couple and stayed at Hotel Royal for 2 nights. The room was very clean and cozy. Breakfast was included in price and was very tasty with a variety of freshly baked breads, fruits, eggs, bacon, sausages, ham, cheese, yogurt, veggies, etc... It was plentiful. I guess it is not located in the best neighborhood in Munich, but it was very close to central tram station and old town (Karlplatz, Marienplatz). There are many strip clubs on the street and some questionable individuals, but overall I felt safe. Receptionists were very kind and informative. There was no fridge or coffee/tea in the room, but it was not a big deal. Hotel has 7 floors but elevator only goes as far as 6th floor, so beware if you have lots of luggage with you. I would return to the same hotel if I'll be visiting Munich again.

My wife and I stayed at Royal Hotel one night before our return flight. The hotel is within walking distance from the main train station and airport shuttle. We noticed immediately that Royal Hotel was very well managed. The receptionist, Mrs. Glushak was professional, friendly and helpful. The breakfast is delicious and expansive. While waiting for my wife, I overheard another receptionist, Mrs. Mayr, give thorough and detailed transportation and directions to another couple with great care and accuracy. Better than the official tourist office. I later found out that the hotel is managed by Mr. Kharazi. Though we did not have the pleasure to meet him, we knew that he was doing a great job and his staff were getting their cues from his expertise and leadership. The surprisingly spacious room was on the top floor and very quiet. Everything worked well and the room was spotless. Though the hotel is located near the main train station, a big plus for us and our morning flight, the street has a couple of adult oriented bars, perfectly acceptable in Germany and we felt fairly safe. Finally, you can walk to the center of Munich nearby and walk around the whole old city's main center with many old majestic churches and buildings. We walked around the entire center in about one hour. Highly recommended.

Room Tip: Ask for upper floor, back side rooms if you are a very light sleeper. Friendly staff is very accommo...

We spent a long weekend in Munich and found this hotel on tripadvisor. We booked directly and asked for a quiet room to the rear side of the house, which we got. It was a spacious, clean and functional hotel room - nothing special, but for a price that's lower than most other hotels in Munich, it was actually a lot bigger and nicer than we expected.
The Schillerstrasse isn't for the faint-hearted, but very close to the central station and the city centre. We could walk from the hotel to almost every sight we'd wanted to see. We also enjoyed the breakfast, which offered good quality food and lots of choices.
More pluses are the very friendly staff and free WiFi in all rooms.

Room Tip: I'd always ask for a room to the rear side of the hotel, as these are quiet. The street can be r...
