This hotel is really off the beaten track, even though it is easily reachable. Very close to an S-Bahn stop (and in fact sitting right next to the tracks), and not too bad to reach by car, it offers quite a few nice restaurants within easy walking, even in cold November. But strangely enough for Munich, neighborhood so quiet (located in a dead end, too), that you can even find parking out on the street at night.
The hotel itself is stretched out, so you might have to walk along its corridors, and you can tell it is not exactly a new building. Nevertheless, interior, furniture, carpet etc. in good shape, and spotlessly clean. Staff is really nice in a quiet way, top professionals whom Carlson can be proud of.The bar/restaurant is a bit on the small side for the number of rooms (hence the hint about the other restaurants nearby, including a typical Bavarian beer garden), but the quality is quite appealing and prices reasonable. Haven't checked their sauna.
Have stored this as one of my favorite hotels, will definitely return!

Room Tip: suggest facing the street: it's a dead end, so no through traffic, just a school. Rooms to the back face the tracks. Only 3 floors, so no difference there.

A decent hotel. Rooms are big and facilities complete. Happy to find an electric pot inside the room, nice to have some boiled water and hot drinks. Nice breakfast, only a bit crowded. Wifi only available at lobby.

I have been in Munich for a short break (weekend) 16-17 November 2013.
I've stayed in this hotel 1 night only.
To get there from central Munich you need to get a S8 train from Ostbahnhof (there are engineering works at weekends so take any eastbound train from Hauptbahnhof to Ostbahnhof) towards Flughafen Munchen and get off on Johanneskirchen station. Exit from the platform on the right hand side. Then from the station turn left and walk 50-100 meters. Cross the intersection and you will see Park Inn hotel.
Receptionist was not a very friendly person. However provided a professional service. I've ordered a wake up call and lunch box because my train next day was very early (6.14am).
Room was clean and quite. Connection to the internet is in every room with a cable (wire).
Wi-Fi is available in the reception area and restaurant.
Thnaks for reading my review.

We had an unplanned one-night stay at this hotel in September, when our Lufthansa flight home from Munich to the U.S. was canceled due to mechanical problems. The airline sent us and many of the other passengers to this hotel (without our luggage), with vouchers for an overnight stay and dinner in the hotel. The hotel was about 20 minutes from the airport on the U-Bahn train. Arriving in the dark, we had a little trouble finding the hotel from the U-Bahn station, as you have to walk down a block and turn on to a side street. The hotel itself was very nice -- large, clean rooms with comfortable beds and nice bathrooms. Because of the unexpected influx of a planeload of customers, the hotel's restaurant became a little overwhelmed, and they started running low on the pasta buffet dinner and wine. But the hotel staff, and particularly the restaurant staff, all worked very hard to accommodate everyone, and remained pleasant and professional at all times. The next morning I walked out in the neighborhood to try to buy some clothing and toiletries, but there were not many stores in the area. It was easy the next morning to take a 20-minute ride on the U-Bahn into the Munich city center for sight-seeing, before returning later on the U-Bahn to the airport. Overall, this seems like a good business style hotel, so long as you do not need to be immediately close to either the airport or the city center.
