We stayed here three nights in August based on the Rick Steves write up. We got a large room on the top floor with a sitting area and a sleeping area. (It's all one room, but set up with distinct areas in that room.) Very well ventilated with windows and a skylight in the bathroom. Nice decor, with white walls and exposed wooden beams. Very good European style breakfast (meats, cheeses, breads, yogurt, coffee, juice, etc.). Very quiet in August, but the Oktoberfest grounds are less than 100 yards away. Very close to the festival, but might also be quite loud then. But for us, this was a perfect stay. Super friendly staff, quiet residential neighborhood, but close to the subway and walking distance to Marienplatz.
