“Not as described!”

This apartment is certainly not bright and modern as described on the web site. It is in fact rather shabby, a bit grubby, and poorly maintained. We experienced a serious problem on the 3rd evening of our 7 night stay when we heard a tremendous roar from the kitchen. High pressure hot water was blasting out from under the sink. The combi boiler that David boasts of can indeed produce vast amounts of hot water at 70c+. I looked under the sink (usual place to find stop valve) and tried each of the 2 stops below the tap. Neither of them worked. I phoned one of the managers, Javier Vitoria, to find out how to turn off the water supply. Meanwhile we were using every mop, basin, bucket, pot, pan etc that we could find to help contain the mains pressure flood. I managed to switch the boiler off so at least it was cold water that flooded rather than scalding hot. I begged Javier to find an emergency plumber. Javier told me that the stop was outside the kitchen window. I found a stop valve but it turned out to be the gas supply. I managed to lean out further and found another stopcock and it was the water supply- thank goodness. Bearing in mind I am hanging out a window on the 7th floor in the dark, soaking wet, with my phone in one hand and water blasting everywhere. It probably took us less than 5 minutes to turn the water off but in that time hundreds of litres of water escaped.
The immediate neighbours came in and helped mop up. They even brought their own mops and buckets. We had to use tea towels, paper towels and serviettes to absorb the water behind the kitchen units and minimise the damage. The flat below almost certainly had water ingress but there was no one in residence at the time. I called Javier again and asked him to find a plumber to repair the burst. We now had no water at all in the apartment. His response was “What can I do? I don’t know any plumbers.” I insisted that he come round and see the damage. We spent another hour or so clearing up then Javier arrived with another chap who was introduced as the plumber. This was apparently a misguided attempt at humour cos the other guy had absolutely no idea about plumbing. I told Javier the local phone book has several 24 hour plumbers listed!
Whilst the water was gushing out, the combi boiler had literally shaken so much that it dislodged a cardboard box that was placed round the flue outlet- see photos. This cardboard was used to conceal the most awful botched flue outlet that you could imagine. There was just a gaping hole with dirt and plaster. Also, the base panel on the boiler casing was missing with wires hanging out, (See photos of boiler and flue, internal and external.) I raised this with Javier and he assured me that the Valliant boiler does not come with a base panel and a loose fitting cardboard box was an acceptable seal for a gas flue! I asked Javier about when the boiler was last serviced and he assured me that it was serviced regularly, however the Iberdola sticker on the side said 17/6/13, ie over 3 years ago.
Eventually Javier did contact his partner (David Shardlaw) and arranged for their insurance company to send round a plumber. I tried to discuss my concerns about the boiler with David but he would not talk to me on the phone. There was no carbon monoxide alarm (nor smoke detector) in the flat despite having a gas cooker and a gas boiler. I told Javier that we slept with bedroom windows open and the kitchen door closed.
We spent the entire evening waiting for the plumber. A plumber did arrive at midnight and he quickly replaced a very perished flexible connector. It was badly kinked when fitted originally. See photo. The emergency plumber also took one look at the gas combi boiler and said repeatedly “peligroso” which means dangerous. Anyway, at least we now had water again so after 4 and half hours we could use the bathroom etc.
So much for the plumbing- as for the rest of the flat, it was disappointing. There is a rooftop terrace but it is shared with 30+ other flats and is festooned with washing lines, TV ariels, sat dishes and graffiti. The widescreen TV is actually rather small by modern standards. We could not get the DVD to work properly, probably because of the broken scart. How much does a new scart cost? The bathroom had black mouldy grout round the bath, the bath was worn and marked and the shower curtain grubby. Even the paint had worn off the toilet seat. We had no need to use the heating or air conditioning but looking at the general poor state of the plumbing I would be wary. As for the views from the windows-the window of the master bedroom looked straight into the neighbour’s kitchen, perhaps 3 or 4 m away. I’ll not post a picture for fear of invading the neighbour’s privacy. If you want to see what the street outside really looks like then have a look on Google Street View.
No doubt the owners will refute all this but I do have a lot of photos plus some video. I’ll not post them all- it’s too tedious. We paid circa €500 (plus a €200 deposit) for 7 nights in October for 3 of us. A bit more expensive than other places in Valencia but the description sold it for me. We were very disappointed!

Indeed I was fully aware of the problem with the unfortunate flexi-pipe fracture. I think I may well have been working when you had telephoned Javier, as often I don't finish work until 20.30 - as this incident occured some thee months before your review being posted - I really can't recollect. This problem was notified immediately to our Insurer's 24 hour emergency call-out team on receipt of your call. I believe both Javier & their plumber were at the apartment within an hour or so of your call & the faulty flexi-pipe promptly replaced. i can only apologise for any inconvenience caused to yourself & your guests. The gas systems are as Spanish & E.U law stipulate, inspected annually and serviced when & if deemed necessary - dependent on useage. Although a rather shockingly costly heat transfer element was replaced after the 2015 inspection. If the system was dangerious in any way as you emphatically infer. The gas inspector is obliged to cut-off the supply immediately until the fault rectified. There are floor level & to top of window vents, one behind the base of the fitted units which both allow venting and drainage of any gas (floor level one), should any leakage occur. As yet my Insurer's haven't requested Carbon monoxide detectors be installed. Although I may well fit them imminiently & replace flue surround for wooden one.. The bathroom will be updated & improved this year. The shower curtain is washed regurarly & grouting bleached regurarly which normally eliminates any unsightly blackening. However everything should function correctly as I endeavour to fix anything wrong immediately. I wasn't aware of the faulty SCART cable. I will check it & replace if indeed faulty as you advise. Thanks for letting me know. I was very sorry to read your litany of woe. Despite this, I hope that due consideration be made for for the modest 23 euro inclusive nightly per person especially when compared with other simarler well situated city-centre apartment's offering all inclusive services, otherwise equating to an individual 2/3 star hotel room. The communal parts etc are sometime this year being re-decorated. I hope that despite this unfortunate incident you all had a wonderful time and enjoyed the great convenient central location & all its excellent amenities.

This is a wonderful apartment. Close to shops, amenities and transport links. No hassle what so ever getting taxis. The apartment itself was very clean and felt like a home away from home. Any concerns David was more than helpful. Thank-you for a wonderful stay.

“clean, spacious & well-equiped apartment -”

located in a quiet area, but easy walking distance to supermarket, banks, local tapas bars & metro for central Valencia. We had a lovely time & were made very welcome by the owners who provided useful info before & during our stay. Would definitely recommend for a family or 2 couples sharing. Excellent.

I'm pleased that you found my apartment comfortable & spacious & enjoyed the greater flexibility & good value of city self-catering & appreciated the ease of accessing all the city's finest attractions. Valencia's metro offers fantastic value & its major hub ie; Angel Guimera @2-3mins walk couldn't be easier for nipping down to Malverossa beach etc. In fact all the beaches closeby are really excellent (mostly 'Blue flag'rated) and take some beating with their offerings of fine golden sand, daily cleaning, plentiful fresh-water showering facilities & lifeguard survelliance on all the major beaches. Thanks for your kind recommendations - it's a fact amongst both the locals and the Spanish from further afield that the location of Abastos makes for a great convenient & civilised location as mentioned in Lonely Planet and other guides of merit with appeal to both business people and visitors alike who appreciate easy bus/metro links to - Palau's del Congress/Ferias/Mestalla etc - with easy walks to the city centre combined with an easy direct metro access to some of the finest city beaches. Thus enjoying a more interesting & authentic Spanish flavoured experience...
