The hotel is a bit past it's best and it's certainly not for those who wish to indulge or expect luxury. It's a basic hotel with basic facilities. I certainly wouldn't class it as a four-star...
However, it is great value for money. If you can overlook the noisy and dirty area, just walk for 10 minutes to get to the centro storico and the more touristic parts of the city.
The rooms were basic, but clean and tidy. The staff were friendly enough, although hardly the most professional, but they were very helpful when we had any questions.
It's a slightly more easy-going establishment than most I've stayed in, but I'm used to hostels, so this doesn't bother me, but it might bother some. To be honest, though, it's pretty much the Napolian attitude!! It's a small, family-run business, so don't expect hotel-chain niceties and efficiency.
I really liked the place, but I can see how others would be taken a bit by surprise.

Room Tip: Enjoy a drink in the bar/lounge-very relaxing

This is listed by most travel agents as a 4* hotel, and I've no idea how. It's definately a 3*. My single room was fairly small, but tastefully decorated with a nice wooden floor and even a view of vesuvius from the window. Great high ceilings as well. The room was mostly quiet (this doesn't appear to be a popular hotel with families with kids), except for the constant sound of traffic/horns outside . The safe in my room was broken although the staff did nothing to fix it while I was there. No tea/coffee was provided in the room. The room was always very clean, no complaints there. Staff displayed exactly the same brand of surly aloofness as most people in Naples, so don't expect any improvement anywhere else. The tall man at reception (who appeared to be the manager) was the friendliest member of staff. Breakfast was fairly limited (not cooked), although served in a nice room on the 4th floor.

I decided to take a 3 euro bus ride from the airport to Garribaldi station and walk to the hotel (20 minutes). There is no safe route, as you will always need to cross a dangerous road at some point. Watch out for scooters as they appear from nowhere and do not give way for anyone. Other than traffic, the area was fairly safe. It is perhaps 20-30 minutes walk from the hotel into the main centre of naples, including the castel nouvo area.

Location is good. we had a big convenient room with a small porch. the room is air conditioned and clean, good price. o.k breakfast

On holiday, it would appear. The receptionist who was on duty when we first arrived (on a week day) was absolutely fine, but the staff at the weekend were hopeless. The much-vaunted roof terrace was, we were told, 'closed' because the guy on reception couldn't be bothered to switch the lights on on two nights out of the three we were staying at the hotel. He preferred to sit in reception with his mates, all smoking themselves silly which I don't really think aids the image of the establishment. I didn't dare ask about the advertised Solarium....Help concerning local restaurants and transport was not very forthcoming, and we found that the next door pizzeria was very good, but could have used some tips on another nearby for variety. The bar didn't have any gin or vodka, so the G & T was just T. No restaurant in the hotel, no buffet no anything except very basic breakfast. But the waitress was persuaded to make us a cappucino.....she was OK. And the room was clean and the shutters successfully muffled the Naples traffic. And the botanical gardens opposite were a plus. Mixed review.

I would not recommend this hotel if you are planning to stay more than a night or two in Napoli. I was there 18 days for work related reasons- one week alone, and then my husband came for the second. If you are going to Napoli to tour surrounding areas or tour some of the city- for one or two nights- then this hotel would be fine. There are some amazing castles and museums to visit in the city and Pompeii is a short train ride away. Capri is breathtaking and the hydrofoil leaves from the port of Napoli. This hotel is not located in a wonderful part of the city- having said that, there aren't many wonderful parts of this city . The area of the city that has more shopping and restaurant choices is quite the walk- and not the safest to do for tourists at night. This information is straight from Napoleans.
The staff is not welcoming and very few of them spoke English- the rooms were fine, the bathrooms were hit and miss. My room the first week- the bathroom was semi-clean and the second week- it was disgusting. They don't clean the bathrooms at all during your stay. Also- the drainage system is poor so the rooms smell like sewage. Bring air freshner with you..I did thanks to reading all the trip advisor comments!
The restaurant in the hotel is closed-
Napoli is a city of its own and not like most of Italy. (As stated by Italians themselves). It is very loud, chaotic, dirty, graffitti ridden and not entirely welcoming. Beware of scooters and drivers! It is an experience worth having. The history of this city is amazing. Bring comfy, flat shoes. The streets and sidewalks are not condusive for heels!

We traveled throughout Europe and Africa for the entire month of September 2009. This hotel was clean and reasonably price. However, the septic system smelled VERY VERY strongly the first day and night of our visit. The door to the restroom must be kept closed at all times. Botanico is not located in the "tourist area" of town, but it is only a few blocks from the Naples Museum and busy shopping districts. The street remained busy and loud throughout the night; the hotel provides window shutters to control noise at night. The front desk staff was tolerable, but not overly friendly or helpful - they regarded you as if you are a disturbance in their day when you visit the main office for a map or general directiions. If you are looking for a seaview, search for hotels located on Via Partenope.

There is a great restaurant next door with wonderful food and GREAT prices.
