Rooms are old and dusty. It seems that the furnitures and tends have never been removed and cleaned from their first installation.
But the worst are the lobby, the lift and the breakfast room. I've never seen anything so disgusting and badly organized. The cups were dirty and the food seemed displayed there the dawn of time.
The staff, badly organized as well.
I would never suggest something like this, not even for the fact that it's in one of the best areas of the city.

This hotel is a little unorthadox but once you get used to the "quirks" you realise it really isn't that bad considering the price and location.
Location could not be more perfect if you plan on seeing the sights of Rome by foot, equally short distance from the Pantheon and Castel Sant'Angelo (in opposite directions) we used a taxi only once during our 5 day stay. Also close by are restaurants shops and a market.
The breakfast did take a little getting used to, was not expecting it to be served in the room, we actually found it quite relaxing but it would have been far more enjoyable if a table had been provided.
Room was spacious and had everything we needed, however i would recommend a travel kettle as although one was provided it took about half an hour to boil. Another down side was the bath, one thing i look forward to when arriving at a hotel is a soak in the bath. This wasn't possible in our bathroom, maybe others were different but the bath took longer to fill than the kettle and when you finally run out of patience you realise you have 3 inches of luke warm water, so a shower is needed instead. A shower is definitely the better option but as there was no bracket for you either have to try and shower holding the hose yourself, or do as we did and hose each other down!
All in all we did have an enjoyable stay in the hotel the staff were very friendly and helpful although their english was limited. Compared to other hotels in similar locations it was good value for money and the location more than made up for the few inconveniences.

On a tiny street full of parked cars and motorcyles,a bar next door makes noise during late hours.Just 7 rooms and saw 4 workers during our 3 days accomadation,Problem of the safe was solved by the receptionist,TV has hundreds of channels but not CNN or BBc or Euronews,we tried to translate Italian teletexts. The cupboard didn't contain hangers for trousers, the bathtube didn't have a water seperator.Breakfast served to room as there wasN't a room in this tiny hotel, while expecting 4 star quality we had pink plastic trays with tepid bread and tea and coffoe and omelet, thanks to wife carrying lots of teabags for the room's hotpot.I had to remember my dormatory days and put our suitcases on other's top to have a breakfast table. Not for this price....

We booked well ahead and arrived at 20.45, tired after our journey but looking forward to a planned evening in central Rome. The receptionist, who spoke little Italian and not much English, asked us to wait in the lobby while he went into the street to talk on his cellphone (the hotel's website gives no phone number). After about 30 minutes we asked what was happening. He said we could not use our room because a problem with the water supply meant the plumbers were working on it. He said they had booked us a room in another hotel nearby and would get us a taxi. After a 20-minute taxi ride, the "nearby" hotel turned out to be 6 kilometres from the centre, and had no record of our booking by the Relais Palace. We had to pay the cost of the taxi and the more expensive hotel room. We never had our evening in Rome.

A lovely little hotel, in a fantastic position.
You are near to all the sights and is a great place to find excellent places to eat in the evening.
Rooms are a good size and spotlessly clean, although there is no shower and the bath water could have been hottter after a long day walking around this wonderful city.
There is a small coffee bar next door which is part of the hotel which had good friendly staff and great coffee!
Breakfast was served in the room and had something for most.
Staff were helpful and friendly and made us feel wlecome.
Overall I would say it is an excellent hotel for a short stay and brilliant value for money.

Good location in central Rome, walking distance to Pantheon, Colloseum etc. Decent room and bathroom size but bizarrely no shower curtain which made for wet floor.
Poor breakfast, staff would only serve in bedroom, we would much have preferred a dining room self service. Most terrible scrambled and fried eggs I have had misfortune to encounter - don't think I would serve them to a dog.
Reception staff try to be helpful but English not always spoken well.
Cleanliness generally ok but found previous occupant(s) hairs on the outer bed sheet and found old receipts behind behind cupboard.
Quite expensive for what I would say was 3* hotel but was central Rome I suppose.
Street noise woke us a few times at night.
Great terrapins in water tank in reception!
