I've stayed at Residence Prati on and off for about a month and I would happily return. It's located in a quiet part of town, but very close to a subway so you can easily get around town and within walking distance of the Vatican. On a personal note, it's virtually across the street from the best restaurant in Rome, Cacio e Pepe, where you have to try the Carbonara.

The rooms are quite spacious and very clean. Sure you could find a hotel with a more central location like Piazza di Spagna or Termini (but stay away from the neighborhood north of Termini which is quite rough) but there's really no need with the subway system being this good.

In short, if you're looking for a place to stay in Rome then look no further than Residence Prati.

I have to been to Residence Prati numerous time. The main reception has just been refurbished and every time I have been back some of the rooms have been renovated. The 24h reception really helps and you get that extra-felixibilty of being able to do your own cooking that you wouldn't get in an hotel. There is a supermarket just in front so very easy to buy food. Also, the "Cacio e pepe" at the restaurant "Cacio e Pepe" that is next to the residence is fantastic. I have tried using airbnb on a few occasions when I went to Rome but I have given up since I couldn't find the same quality of Residence Prati. Also, the room gets cleaned every day and thaty really helps! The apartement is cozy and it really feels like a home away from home.

A lovely place to stay. Modern spacious rooms, clean, quiet, friendly staff, great little kitchen, close to all attractions. Supermarket across the road. Restaurants near by as well as local shops, train station, buses. Will definitely stay there again.

Just for reference, we are a well traveled (the fridge is running out of space for magnets) couple in our 40s with no kids of European background.

We visited Rome in September 2013 and we stayed at this hotel for 5 nights. Our criteria was clean, quiet, relatively close to subway (less than 20 minutes walking distance) and availability to a kitchenette. Of course the price is always a criteria and in this regard I find the hotel to be more or less in line with other similar hotels in Rome.

This hotel delivered on all criteria.

Clean - very clean throughout and the maid did a great job to clean up on a daily basis. For some reason towels were not refreshed when due (twice a week or so is the policy, I forget the exact wording) but we inquired at the reception and we got one full set of towels right away.

Quiet - a good quality sleep is critical for my good mood, vacation or not and we both myself and my wife slept great. Bed is of good quality, lots of pillows, great rolling shutters that make it dark in the room, AC unit that is very quiet.

Close to subway - the closest subway station is Lepanto and it is about 800 meters according to Google Maps so about 10 minutes walking in our case. We actually rolled our large luggage from the subway to the hotel without any issues. While this may not be ideal for older folks for us this is just a quick stroll and we considered still a good location.

Kitchenette - although on the small side (sort of kitchen on the wall) it was great for our needs of making tea in the evening and boiling some eggs or some pasta or for hot cereal in the morning. You will find cutlery and pots as needed and also a small fridge. Make sure you do not flip the switch for the fridge off in the morning when leaving the apartment, I did that and was surprised that the fridge was not working on the first day.

Nearby - there is a great grocery store on Via Giovanni Nicotera not far from the hotel (3 minutes walking distance heading South on this street, on your right side, you can't miss it.

Service - reception was great, simply outstanding. Welcoming, friendly, helpful, always present.

Overall we are very pleased with the experience at this hotel and we would stay again.

This residence is neither fully a hotel nor an apartment -- but a cross between the two. Great for a business traveler or a family looking for a bit more autonomy. I stayed for about a month and had no problems, so can recommend this hotel/apartment wholeheartedly. The chambers are clean and spacious for the most part (only the couch covers were a bit stinky and obviously had never been laundered or even febreezed...just don't put your face on them). The rooms facing the front street are relatively quiet--it is not a busy thoroughfare. I am from NYC, however, so I could be immune to that sort of noise.

There is a 24-hour desk clerk, but you should be familiar with Rome, as the residence is a bit far from the centro historico and they don't give very many recommendations or directions. You have to turn your key in every time you enter or leave - like many hotels - so that takes away some of the autonomous feeling of staying in an apartment.

The maid comes about 5-6 times a week to clean the bathroom, kitchen and living surfaces, and make the beds. The linens were changed about once or twice a week. This can be a bit disruptive if you are staying for a longer period of time and need to get work done during the day in the apartment and have to leave in order to allow her to clean. Most of the maids don't like to clean while the resident is in the room. That said, the cleaning ladies are very friendly and attempt to accommodate as much as possible.

There is a kitchenette that is stocked with a variety of pots and pans, a sink, a stove, and a small fridge. There is no oven, and you have to provide your sponges and dish soap -- though they will provide a clean dish towel once or twice a week. Just be aware that the smoke detector is very sensitive -- it went of multiple times from such simple tasks as boiling a pot of pasta. This was the quickest response we got from the desk staff, who seemed to think that we were burning the apartment down every other day. A bit of ventilation would have helped, but the kitchenette in our apartment was located in an awkward closet in front the hallway.

A 5 star experience at a very reasonable price. The room and hotel were spotlessly clean. The room was surprisingly spacious and well equipped with all the conveniences you'd need to use the kitchen.
Great location as only a 20 minute walk from the Vatican City - I found it nice to get away from all the tourist crowds to somewhere a bit more residential and quieter after a busy day of sight seeing.
A well stocked supermarket for provisions was a minute walk and the buses and metro were near by too (although I found everything near enough to walk).
All the staff were so helpful and friendly. I'd definitely return to the hotel and couldn't recommend it highly enough.

Just finishing up a delightful one week stay here, and what a terrific property this is. Clean, safe and secure, it's located in an upscale location about a 10 minute walk from the Lepanto Metro station - convenient to all of the attractions in Rome yet providing a quiet sanctuary from the sometimes frenetic activity in the city center. Easy, level walks to Vatican City (25 minutes), Villa Borghese (20 minutes), or the Centro Storico (20 minutes). For longer excursions, or if you just want to save your legs, the Lepanto Metro is also a hub for local bus transportation. The number 30 bus covers most of the attractions in the eastern side of the city. Riding it thru a complete circuit would be a great way to familiarize yourself with the city before deciding on a daily itinerary.
The small kitchenette was perfect for us since we like to eat some simple meals in rather than having to go out all the time - saved a lot of money too. There are at least 3 markets within a 5-10 minute walk from the Residence, including a Carafour just across the street. Several excellent restaurants located nearby.
The room was spacious with a large, modern bathroom and an excellent shower...with plenty of hot water. The bed was comfortable and king size, the WiFi worked, and the air conditioning was a blessing on warm days.
Only minor negative observation has to do with laundry service, which was extraordinarily expensive, so we just washed things out in the sink and let them dry overnight. Worked fine.
Bottom line is that we couldn't be happier with the place. Plan to make this our base of operations for future trips to Rome, and we recommend it most highly to others.
