My Dad booked this hotel for me and two of my friends so I wasn't 100% convinced when I saw the details. When we arrived at the Termni in central Rome we had to get the number 5 or 14 tram for 10 stops which was a bit intimidating especially as you get further away from tourist Rome. However, when we finally arrived at the B&B, we couldn't have been more wrong about our negative feelings. Emily House was brilliant, we were greeted by Emily who was lovely and so very helpful. Although her English isn't amazing she did try to provide us with details about Rome especially public transport which was invaluable. The B&B room itself was lovely and clean and breakfast was eaten in the room served by a small kitchen in the Reception area. The breakfast was basic continental which was fine. The room itself was cleaned everyday by Emily which was great after a long day of wandering around. The room also had the best air conditioning, it was so hot in the city but the air conditioning was so good that we actually needed the blankets provided on the bed. The bathroom was spotless and the shower was brilliant, much more than we expected for the price.
The only negative was the fact on our last night when we arrived back at the apartment building that the B&B is situated in we put the key in the lock only for it to break off in the lock! Cue panic of pressing the buzzers of the other occupants of the apartment building hoping one of them would answer and let us in! Bit of a panic but fortunately a nice soul let us in (or they were just sick of us buzzing).
Overall i'd recommend Emily House especially for the price! Just be careful with your keys!

Room Tip: Ask for a triple room.

It is awful ... if you want to loose your money, take it !!! ... The breakfast is ridiculous. The room is very tiny for 4 people. The bathroom is external to the bedroom. The towels are not changed ... Lots of noise because the bedroom is near the road.. The WIFI doesn't work, The "free parking" is a joke... You have to find by yourself a free place in the street ;((((( So, if you want to waste your time and money ... you found the right Bed & Breakfast !!!! DO NOT SELECT THIS HOTEL !!!!!

We booked a double room with private bathroom for 4 nights. When we arrived, we had a surprise to find that our room is availble only for 2 nights and for the rest of our stay we have to move into a room with external bathroom. Emily explained us that there are some issues with the water installations and they need to fix them. She gave us 2 posibilities: accept the situation and receive 5 Eur discount :) or find another hotel.
In the 3th day we changed the room. In the evening, when we got back, guess where was the biggest noise on the floor comming from? From our first room and was not the plumber as in the morning we met the inhabitants in the kitchen, preparing their breakfast.
We wouldn’t recommend this property to our friends.

Room Tip: Choose a room with private bathroom.

We stayed in EmilyHouse for three nights. It was a quiet and friendly atmosphere, and Emily was very nice and helpful. The beds were okay and the pillows were decent. The shower was really excellent and the bathroom in general was very good. The sink was temperamental, so be careful turning it on.

The "breakfast" is not very filling. The coffee machine is very good, but the rest of the breakfast is very light. For three people, we had to split three pieces of white bread, two pieces of brioche, and two disgusting chocolate-filled croissant things. There was 24-hour access to a kettle and a microwave, though, so we were able to make dinner at the bed & breakfast, which was nice. We also had a refrigerator in our room.

The B&B was easily accessible by bus or tram, and it only took us 15 min to get to and from the station.

I would say that it was definitely worth the price (very low compared to other options), but that you need to plan on more filling breakfast options if you are a breakfast person.
