Just a couple of hundred metres from the main Rome railway station, Roman Residence is in a wonderful location for travellers, even if the area is relatively seedy. However, once in your room you feel that the madding crowd is far behind you. The rooms are specious and more than adequate, with fine if small bathrooms. The best feature is the host himself, with Massimo helpful in every way. This might not be the grandest small hotel in Rome, but is has charm and the best host imaginable. It is great value.

Roman Residence is a perfect hotel ! Very good location, 10 minutes of colisseo, 5 minutes termini station.

The room was perfect, breakfast too, always tea and coffea free all the day. And Massimo was very friendly, helpful, he gaves to us many advices to visit Rome. We will never forget ! It was wonderful, You can go to Roman Residence without problems ! PERFECT

Yes Massimo should be the new word for friendly and helpful. Nothing is too much trouble for this man. He sent us emails with directions from the rail station to his hotel and even greeted us at the door. The rooms were spacious and very clean. The hotel is close enough to almost everything in fact we walked to all major attractions. I can not speak highly enough of the hotel, the staff or Massimo, thankyou for making our stay in Rome so memorable.

We were three adults in our mid-60s staying for 3 nights in Massimo's hotel. We found the room to be large enough to accommodate us along with our individual suitcases. The beds were comfortable in a country that seem to prefer hard mattresses. It has the look of modern decor with new wood tile flooring, which we appreciated rather than carpet. Our bathroom was clean and stocked. Yes, the elevator did malfunction once, but remember - you are in Europe. They do have small elevators and small hotels located on third floors.
We very much appreciated the free items of water and drinks in the mini bar which was restocked daily. Basic breakfast items (cereal, etc) was left on the hall counter with coffee each morning. We would definately stay here again when in Rome. Mainly because of the cost, being close to the Termini, the ease of transportation, the helpful owner and the walking distance to the sites.

The things that put this place above the average hotel near Termini:
Massimo is a welcoming and helpful host.
The hotel is located in Esquilino, close to the Basilica di Santa Maria Maggiore, a better area than the other side of Termini.
The room and bathroom were reasonably clean and well fitted (except that the huffing and puffing noise of the pump was slightly disturbing)
The complementary water, sparkling wine and beer were appreciated.

The thing I did not like so much:
The single elevator was clearly insufficient to serve multiple small hotels in this former apartment building and it malfunctioned several times during our stay. This is an issue especially for people with heavy luggage.

I recommend this hotel if you:
Need a decent basic accommodation for a short stay
Insist on being near Termini, e.g. for day trips by train to nearby places
Have relatively light luggage (the rooms are too small to unpack completely) and the elevator is not fully reliable.

Room Tip: Ask for a room with a bigger window. Ours was very narrow.

Excellent position (walking distance from Termini station, even with huge luggage). Very friendly staff - the owner welcomed us, gave us valuable tips about getting around and places to see. Breakfast is served in hotel (you take it to your room) and is just basic. Mini bar was free of charge (!), restocked daily with water and soft drinks. Place is nice, and the location is really great - you can walk to many Rome landmarks (Colosseum 15 min walk etc) and metro & bus stations are close. I sincerely recommend this hotel.

On the surface this hotel seemed great. It is 3 blocks from the train station. Close to public transit. The owner was super nice, told us about all the things to see and how to get there. Made note of the free beverages in the fridge... but then once I got settled in it started to become apparent.

First off the shower had a ton of mildew/mold. It was the only shower of all the hotels we stayed in that was "dirty". The mini fridge also had mildew inside.

Second and something I didn't see anyone mention was that the restroom has a macerating pump. Apparently the plumbing sucks in the building so the sink, toilet and shower all drain into this "bucket" where a pump automatically turns on to pump the waste away. Think of it as a blender. The thing is this pump turns on randomly during the day/night, i assume due to water seepage from the toilet so imagine a blender going off in the middle of the night randomly as you're trying to sleep. The pump is slow so many occasions i was showering in a pool of water and wondered if any poo from the toilet ever made it back upstream.. YUCK

Third there was some construction or something going on upstairs. Around 8am there was what sounded like someone hammering on concreted upstairs. I guess this was a good way to get you up and out of the place.

Lastly we did notice some stains on our bed cover. Again it just makes you question the cleanliness of this place.

Room Tip: be advised that the restrooms are dirty and noisy. I'm not sure if all of them are the same but...
