I would dearly love to give this property a 5/5. The owner/host is very helpful and friendly, the room we occupied clean and comfortable, and the location absolutely unbeatable. Point blank views of the Coliseum from the room we occupied (The Egg).
So why is it not 5/5? In a word, noise. No, not noise from the street. That's muted by the double-glazed window and anyway, one doesn't stay at a premium tourist spot and expect silence. Try the Catacombs if you want that in Rome.
No, it's the noise from the adjoining room which is separated by a door that can be opened to accommodate families etc. However that door, even locked, does not keep out noise from the adjoining room. Their cough is your cough, their snores yours too. Their arguments as loud as if they were in the same bed. Their cigarette smoke is yours too - the separating door is that ineffective at, well, separation.
Change that door Milena and earn your fifth star.

Stayed here for 4 nights and absolutely loved it. The location like many other reviewers have said is stunning.
The room we stayed in was very clean and well kept. Although it could be a little noisy if you're a very light sleeper but it never bothered us.
If I had to pick a couple of things I didn't like it would have to be the very hard mattress, slow wifi and the lack of any English speaking channels on tv. There is only so much of MTV music that you can put up with :) but at the end of the day we didn't come here to watch tv or spend days in bed. So these are only minor issues with an other wise awesome place to stay with the most accommodating people.

I found a place to stay when in Rome... It doesn't get better than this... Imagine looking at the sunset from your bed only the sun is setting behind the lightened Colosseum... Waking up and the first thing you see is the Colosseum... PRICELESS... The location is unique, the rooms clean and cozy, arranged with style. Words really can't describe the feeling you experience when you sit or lie next to the window after a day in Rome...The owner is friendly and helpful, gave us a map and told us what we had to see and where to eat in Rome and made our stay unforgettable... We are definitely staying in Relais No9 Colosseo when in Rome again...

This hotel is REALLY as close to the Colosseum as you can get. Upon arrival it's 2 wooden doors and a bell, directly across the street from the Colosseum and we thought, this can't be it. When we were assured that there was a B&B in the building, we were greeted by Milena. There are a few steps to the lift, but then no problem getting luggage to the first floor. The view out the picture window is breathtaking. There is a soundproof door if noisy from the street, but we didn't find we needed to use it. Breakfast of coffee, juice and croissants were delivered each day and the very comfortable room was serviced daily. There was free wi-fi and tv, although no English channels on the cable service.

This B&B was more expensive than others where we stayed, but the location and view was worth it. Milena recommended a local restaurant that was the best we found in Rome. We were the only tourists there and had the chance to try out our Italian--great fun and excellent food. Thanks, Milena. We really enjoyed our stay at No9 Colosseo and will recommend it to friends.

Room Tip: Ask for the room with the window nook which is great fun to have breakfast or a drink and watch the...

From start to finish we were impressed with this hotel. Before we arrived at the hotel we were able to organise flowers for our anniversary in our room which was a nice touch when we arrived and the owners were so hepful with all our requests. The room itself was great, it was clean; it was not huge but it was a good size for 2 people. The decoration was nicely done with the theme of the hotel and the views - wowza! (We had a room overlooking the Colosseum)

With regards with noise, our room was fitted with a door to block out the noise from the traffic outside and tbh it didn't bother us at all. The metro was a 5 minutes walk and the train station is about 10 minutes. It is in the heart of Rome and you can walk to any of the major sights from here.

The breakfast in bed was a lovely touch, it was simply a Croissant, orange juice and coffee but it was enough.

Thank you so much for making us feel so welcome at your hotel, we truly had an anniversary to remember - We will be back!

The room we stayed in was lovely, and very clean. A bay window with seat meant each evening we could sit with a bottle of wine (or drink of choice) and watch the world go by. The owners were very helpful and accommodating. Each morning we'd be woken by the knock of breakfast in bed, and although it was a simple breakfast (croissant, orange juice and great coffee) it was a nice touch. The location was great, with an amazing view onto the colosseum.

Although there is a great view from the room and the location couldn't be better with regards to access to the city and colosseum, the room directly overlooked one of the busiest roads in Rome. The road quietened down between 0100 and 0600, however, either side of this it was very noisy and difficult to sleep.... and when I say noisy I mean... bus air brakes going off right outside the room every time you start drifting off, 50 cars and mopeds racing away from the traffic lights, and Italy being Italy you can guarantee a random honk of the horn within a ten second interval. If it had not been for this fact we would have recommended the room to anyone. If someone was a heavy sleeper, had ear plugs, or were up at the crack of dawn, I'd recommend it to them.

I went with my partner for her birthday. We are a young couple and although the noise was a major negative the room provided everything we needed for a great stay. The room is in a converted apartment with one other bedroom and a beauty suite (which the owners seemed to use as an office/storage room). The building is really nice, with a large stairwell and grand doorways. It was a bit odd not having a reception desk or a real point of contact while we were there, because we were just given an assistance mobile number and we felt a bit rude calling her.

We flew into Ciampino airport with Ryanair. The owners had kindly booked a private taxi for us at 55 euros. You do not need to do this as we got a taxi back from a rank and it cost 30 euros, so I'd just get a taxi from the airport and it shouldn't cost more than 35 euros.

Eating and drinking out. I'm from the lake district and we have some great steaks up there. One evening we went to a quirky place called La Base that we had recommended by a waiter. They served the best fillet steak I have ever had for 13 euros (not common in Rome!). The owner recommended a restaurant called propaganda just to the left of the hotel. It was rammed with locals (which is always a good sign), and the atmosphere was great. You have to book to guarantee a table and it seemed to get busiest at around 2130. A bit more pricey but very nice and not ridiculous. Otherwise, you can walk anywhere in the city and just stumble across places and you'd be unlucky if it isn't nice. We didn't go there for food but the Campo de Fiori and Piazza Navorra looked pretty buzzing during the day.

Sights. Just walk! We were there for 4 days and just walked for miles each day. The best sights are the ones you just stumble across. St Clementine was a basilica very near to the hotel with an amazing underground church that would be easily missed but one of the most intriguing things we saw in Rome. Then obviously there's the Colosseum, Vatican, Castle, Baths, etc. We went during the week and the only really busy places were the Vatican, Trevi Fountain and Spanish Steps. If you're doing a tour I'd recommend the audio tour for the Vatican and Colosseum because you can go at your own pace and unlike some tour guides they are easy to understand.

Long review but hopefully it has a couple of useful snippets!

Dear Guests, thank you for your comments and tips! It's true, the room you 've had is a bit noisy but in that location it's kind of normal. Acoustic is a big problem in Rome. Hope you've had a nice time in Rome beside that and that you'll come back to visit our city again!!

I sent to this BeB two friends of mine that came from the USA to visit me in Rome.I could not belive to my eye when I saw the view of the Colosseo...It' 40 years I live in Rome and this is really the best view you could have.
My friends were super happy of the room and the hospitality of the owners..
I thankyou tripadvisor that gave the chance to thank Milena to be so nice with my american friends!
Ask her where to go to eat,drink, and party...
she knows...
ask for the bedroom with the Colosseo's view
