The area is a bit bronx area but close to the metro manzoni station and about 20 mins walk to Termini. Owner is friendly and quite resourceful. Make sure you make arrangement what time you want to check in. Room is clean and have bath tub next to the bed. The view as we not expecting much was quite ok. Coffee machine available in the reception area and is useful. All and all we are satisfied with the clean room

We stayed in the Coco room and it is just like the pictures even a bit bigger. The room was very clean and super comfortable. The staff was very friendly. The location is about 5-10 min. walk to metro which takes you everywhere but the area is not very nice particulary the walk from the station to the B&B.

A friend and I went for a brief, 4 day, visit to Rome and in these hard times did not want to spend a fortune on a place to stay. Through the Bed and Breakfast Association of Rome, which is a very easy web site to use, I came across the B&B 'Baci da Roma' which suited our limited price range perfectly at € 60 per night breakfast included. It's situated about 5 minutes by tram from Termini Station or a 5 minute walk from the Manzoni metro stop, so it was very well placed for all the things we wanted to do. We had 2 rooms both of which were quirkily delightful with en-suite bathrooms fitted to a very high standard. The rooms were spotless and both gave on to the interior courtyard of a large Rome condo and were extremely quiet and peaceful. Each room had air con available at no extra cost, plus a fridge and safe for valuables. We were always out early before breakfast was available at 8.30 in the B&B and so the lovely Jean gave us a breakfast voucher for the corner bar where we had our coffee and 'cornetto'. The owner's sister, Patrizia, was always there in the morning and gave us advice on restaurants and transport. She was exceptionally helpful and charming
There is nothing pretentious about the B&B but it is clean, well run, convenient for Rome centre and very economical and it suited us just fine. The rooms are quirky in style and colour but done really well. My room was on the small side for 2 people but perfect for one but my friend's room was ideal for a couple with a huge bath and separated loo with handbasin and bidet, all beautifully appointed with Bosazza mosaic tiles.
Hectic days were spent running all over Rome but we both had a perfect night's sleep and could face the next day rested and either showered or bathed (my room, 'Twiggy', only had a shower but it was really large, powerful with beautiful Bosazza mosaic tiles everywhere so I was very happy). All in all a little bit of peace in Rome which I thoroughly reccommend for travellers on a budget.

The hotel is in a very good location, 3 minutes away from the metro stop Manzoni, 25 minutes walk from the Colloseum. Is not so easy to find but the host was very nice and sent me before my visit a few details about how to get to the hotel.
It is a very small hotel with about 5 rooms. At it has no enough space to serve breakfast, it is brought to your room, which is quite nice.
The room was very interesting and nice, also very clean.

Minuses:
-wifi works really bad, mostly near the door
-weak breakfast
-noisy room

The place was looking fantastic in the pics, as a result we booked the Twiggy room.
It is a stylish boutique hotel (well, B&B) and the bathrooms are fab. But.. there are big differences between the rooms.
Twiggy is claustrophobic small; we couldn’t put our luggage on the flour without blocking the entry to the bed. At the time we went there it was a bit worn out, shortly, was looking much better in the foto's.
The Lucrezia room is a gorgeous and luxurious one, worth every penny.
You can have the breakfast at the bar on the corner or in the room. I would advise the room, as long as you have place for a tray ( by us was not the case).
They had trouble with the water/electricity one morning, half of the rooms without water, half without electricity, not ideal, but solved in a couple of hours.

In terms of location, is not so bad, but not so good either. To know what to expect: the China town of Rome, a residential area; an apartments building, a very old elevator, 15/20 min walking from Termini.
Some other minor cons: owner smokes in her improvise open office in the hall and you can feel it. A real receptionist with some experience would be welcome. Be sure you have an arrangement regarding your arrival/check out time.

If you need a place to stay in Rome and what you need is a descend place with an excellent gentle hostess[Patrizia]clean trendy and different stay at Baci.The region is excellent with trams buses all around only 3 stops from termini.though mine room was small was functional and very beautifull.If you have problem with small rooms ask for the front rooms.My friend had this problem so stayed in Merilyn room.Mine was inspired by Audrey Heybourn.Cool!We had a delay about 4 hours but Patrizia sent another girl to wait for us.The building was something else super.Breakfast was coupons to the cafe next corner where we had the best capuccino in town.Jy=ust loved it.Recommend it? Definetely if you like something new away from the typical b+b you know.Patrizia thnks again for all.KIsses from Sophia Georgia Manos and Helias

We booked this room through expedia, but didn't realize (or read the small print) that we had not paid online, but were expected to pay at Baci. Luckily Baci took Visa! The place was hard to find, since it is amongst residencial apartments, which is what this place was. An apartment converted into rooms, although it was well done. Once located, we were greeted by a hand written sign with three phone numbers to call. I'm not sure about you fellow travellers, but we opted out of getting a roaming plan and wanted a real vacation away from computers and cell phones, although only for emergency. Patricia (the owner) was quite upset that we had not gotten her email or voicemails regarding our arrival time. I assumed owners/managers of hotels or places to stay would remain onsite to greet guests, but this was not the case here. After feeling like we totally inconvenienced this lady, she was still willing to take our money for the room.
The room was nice and spacious with a separate tub/shower area beside the bed. The AC worked wonderfully, which was a saving grace during the +37C temperatures. The breakfast vouchers gave us coffee and a pastry, which seemed lacking. There is a coffee machine in the apartment too. I discovered a hair dryer upon request. The room has a bar fridge.
We booked this place based on tripadvisor reviews and it's proximity to the train station. It was not very close to the station as advertised, maybe i'm used to being closer. Taxi's were impossible to find too. Also hard to find places to eat on a sunday. One amazing discovery was the Gelato factory, about 1.5blocks from room, highly recommend it! Also grocery store within blocks.
I believe there are only 3 or 4 rooms in this place, which means it is quiet. The doors are heavy and are prone to slamming though, which is very noisy.

Room Tip: Make sure you arrange meeting times with Baci
