We wanted to find a VFM B&B in the middle of Rome, very hard to find. However, we found it with Franks House. Actually, Frank does not offer a breakfast, just a bed, but it was fine. Our bathroom was across the hall, but it was our own private bathroom. Frank was great and full of information. He allowed us to store our luggage during the next day whilst we explored the city. Great location, just minutes from the railway station - would certainly stay there again.

After our long journey from Umbria, it was lovely to arrive to the beautifully decorated and homely Artist's Loft, (self contained apartment with kitchen and shower room), & a double room which had a private bathroom. Frank and Soledad were very friendly and helpful offering lots of history and information about Rome. With Frank's advice and helpful hints, we managed to cover many of the sights by foot - they were fantastic! It was amazing how much you can see by foot, although we do recommend comfy shoes. The second day, we took the Metro which is a couple of minutes around the corner from Frank's House to visit the Basilica di San Pietro - awesome! 551 steps!. Thereafter, we walked over the Angels bridge weaving in and out of many streets to capture the amazing architecture, sights and vintage shops, not forgetting ice-cream and pastries! Admittedly, we don't think we would have seen as much during our two day stay without Frank's guidance and knowledge of Rome. Thank you Frank and Rome for such a memorable 2 days.

Overall, had a lovely stay in Frank's House. Our room was well maintained and appointed. We got an upgrade to room w/ en suite bathroom (thanks again Frank!) - a nice treat after unfortunate incident of missing bags after landing in FCO airport (Alitalia). Good base to move around and sight-see Rome. Walking distance from Colleseo and Termini. Nice (and cheaper) local restaurants nearby. Frank's stay-out helper, Jonathan, offered good assistance too.

Frank and Soledad were both very helpful and interesting people! We ended up having a chat both about Rome and travel in general, felt very welcome!

Frank gave us a lot of good advice about what to see, where to eat and how to skip the queues! He really contributed to making our experience in Rome better than we ever could have made it by ourselves.

With their clean, spacious and nicely decorated rooms I would recommend this to anyone traveling in Rome. I would definitely stay there again!

Rome is really beautiful and it is just relaxing to have such a nice place to come back to in the evening.

We stood 2 nights in the big room and 1 night in the smaller one with a personal bathroom on the corridor. Be advised, that all rooms together seem to were a big apartment before. This means, that the only persons you may meet on the way to the bathroom of the smaller room, are other guests at Franks House (you get 2 keys, one to enter the apartment and from the apartment corridor you get with another key in your room). Still, we liked the big room better. :-)

Franks House is easy to reach by metro, train, bus from the airport (we came from Ciampino). The place is really comfortable. It has large and very clean rooms, huge beads, air conditioning (very good if you are not used to sleep with 30°C outside), towels, soap, but also glasses, bottle opener... etc. We found also some books about Rome (we even borrowed one for the first day), in the big room we had a fridge for wine bottles.

The best part about Franks House, is Frank. He was very helpful. He moved our things on the day of arrival (we let our things at 9:00 AM in order to be able to go and walk the city) and on the day we changed the room (we left earlier and found keys and luggage in the evening in the right place). Frank even helped with advice of where to eat in the morning (very nice place!), where to eat good and not to expensive in the old city center, and he even helped us with a phone call for a reservation for a guided tour.

If I would have to stay again in Rome, I would choose again Franks House.

Room Tip: The small room does not have a TV.

Frank was lovely and gave great recommendations for restaurants and gelato, as well as good advice for sight-seeing. He was easily reachable through email and very helpful. The room itself was clean and spacious, with a lot of attention to detail.

so conveniently located when you arrive by train, and so comfortable. we were only in Rome two nights on our way home from Sicily, but were able to meet Frank at the apartment, drop our stuff, and wander about. Frank was helpful and easy to communicate (email etc) with during the stay, and the room was so comfortable. Loved having a balcony and a couch, and a fabulous shower - not things you often find at the hotels closer in. if you are up for staying a bit out of the tourist fray, this place is a wonderful option.
