Four of us spent two nights in this beautiful Villa. The location is perfect- close to the Spanish Steps and Via Venetta. The staff is very cordial. We arrived too late for the lunch hour in Rome. The manager called a restaurant close by that was about to close and convinced them to stay open just for us. We had a very great lunch. All in all, You sannot find a more satisfying place to stay in Rome.

The hotel's building is a beautifully renovated old villa, the room was spacious and elegant, the bathroom marble, and the central a/c a delight. But the shower was arranged in an inconvenient way, and there was very little place to put things in the bathroom. The real pluses were a vast and delicious breakfast spread, and the very helpful desk staff. But it was a long walk to anything of interest.

I agree with other reviewers about the staff. They are excellent - from front desk to breakfast personnel. The hotel is really not located close to anything other than a three block walk to Via Veneto which is just an overpriced street of overpriced hotels, restaurants and Harry's Overpriced Bar ($53 US for a beer and martini!! really??). It is a good ten minute plus uphill walk from the closest subway station and a twenty plus minute taxi ride from Roma Termini (main train station).

The room was nice and very clean but small for US standards/average for Rome. The best things about the hotel are the lovely breakfast service, the beautiful outdoor seating areas and the staff. The "fitness center" consisted of a cold "hot" tub and a steam room and a couple of pieces of confusing exercise equipment. You can only book it by appointment and after attempting two appointment times, we finally got one - however, I peeked down there on several occasions and never saw anyone. Not sure why it was so "booked up" - we spent all of ten minutes down there and left.

The staff is what really makes this place stand out. Very helpful and accommodating although we were at the front desk during a very loud altercation between the nice front desk clerk and some ranting woman. Not sure if she was a complaining guest or crazy person off the street as we are not fluent in Italian! In any case, the desk clerk remained composed and finally the screaming lady left.

We were there on our honeymoon and advised the property of this well in advance but absolutely nothing special was done for us or offered during our stay, nor was our room upgraded. We specifically asked for a room with a bathtub but did not receive one. Ours had a decent sized shower but nothing special. The bed was VERY uncomfortable. We were both miserable each night as a result of the very hard mattress. We actually considered trying to find another hotel but didn't feel like packing back up as we were only there for four nights.

I disagree with many of the reviews about the location: if you are going to the Borghese Gallery or gardens, then the location is great. If not, the location is just so-so. The neighborhood overall is perfectly fine and safe at night, but it's a bit far from most of the attractions...especially when it's 38 degrees Celsius outside.

Overall, this is a basic hotel with an equally basic offering for breakfast. If you are OK with that and the rate is good, then consider staying here.

The hotel had nice rooms with high standard, and very nice and professional staff. Nice accessories in the bathroom, but no tea- and coffee facilities in the room, and no complimentary drinking water. Free wifi on the rooms, and computer for guests to use downstaris as well. Hotel had a nice room for exercise, but equipment was not well maintained, and all weights were missing. Breakfast was nice, and breakfastroom nice and with good atmosphere, could even have breakfast in the garden. However, the breakfast buffet ran out of things during the morning. There is no resturant or roomservice in the hotel.

Beautiful hotel very well located.The rooms are large. We booked 3 rooms 2 doubles and 1 cuadruple properly sized with good air condition, high ceilings and very good sized bathrooms. Based in other reviews we had a a major concern about breakfast, but we found it was excellent, frehs fruit, breads, cheese. Free wi fi

I’m not sure where this review starts: lovely intimate European style, terrific location, comfortable rooms, reasonably priced… No, it begins and ends with Magdalena and an absolutely terrific staff. We recently returned from a month across the pond and found no staff more connected to their city and no staff provided anywhere near close to as good restaurant recommendations. My wife, daughter and my wife’s sister stayed in a pair of room s with a walk out balconies that were absolutely lovely. The rooms were typically cozy European sized, nonetheless the rooms were more than sufficiently spacious with linens and bathrooms that were spotlessly clean. During the first evening my daughter and wife’s sister’s room had a knocking in the A/C system. When the front desk was alerted engineering quickly responded and had the matter fixed by the time we returned from our next afternoons sight seeing. The front desk followed up on the repair and made sure we were satisfied with the result. However, the staff continued to distinguish themselves throughout our stay with their attentiveness and local area knowledge. As previously mentioned, their restaurant recommendations were absolutely spot on. Brancaleone, a simple restaurant 5 minutes walk away made as good thin crust pie as any of us had ever had. Finally, a special shout out to Magdalena who was consistently helpful, cheerful and thoroughly charming. I can unhesitatingly recommend Villa Hotel Pinciana and look forward to staying there again on our next trip to Roma.
