Let's start with the flowers: the hotel is well located, rooms are fine, bathroom perfect.
But, but the service is not really what is expected in this type of hotel ( when we made our reservation we asked - and we were told it will be taken on account- for a room with natural light on a upper floor. When we arrived we were brought in the annex, on the first floor with a wall in front of the small window.
The lady was not very happy when we asked for another room and finally we were sent on the first floor of the hotel, window on the street. Very noisy !)
Price is high and should include
the breakfast instead of charging 20 more euros.

With 14 years of international travel I believe I have a certain level of experience in the matters of great Hotels. The Babuino 181 is definitely in my 10 top global hotels and the best in Rome.

It is not as elegant as the St. Regis or the de Russie just down the street, yet elegance is not only about physical layout and decoration. The Babuino is simple in it's approach, a true Boutique Hotel, with the right mix of customer service and laissez faire to make the stay unique. It's location is a tremendous feature, the staff always attentive yet not intrusive, the rooms clean and modern with enough room for those accustomed to US hotel chains yet retaining its Italian principles.

This is a must for anyone wanting to truly relax, get to know Rome and simply hang out. Strongly recommend the Tour service it offers, simply brilliant!

Assem at the front desk was very professional. He showed me to my room and ensured my stay was comfortable. Great facilities at this hotel. The breakfast on the rooftop terrace was great with many food options. The gals running the breakfast that day were very welcoming and fun to talk with...as I don't speak Italian. Very good stay! Excellent.

There is nothing more to add to the extensive 5/5's that this place gets. You cannot beat it for understated chic, where you can get anywhere that you need to go...by foot. It's pointless to go on about its virtues - just go and see for yourself!. If you hate "chains" (or even self-styled luxury hotels) and you love "boutique"... this is the place for you. It was once a well kept secret but based on the well deserved accolades that it gets on TA, it is sadly going to mean "Book early to avoid disappointment".

If you think it's expensive... it just means you don't know Rome that well!! For newcomers to Rome - believe me - you are getting more value from the Rome Luxury Suites than you will ever get at a grand hotel...

You want to be treated like an honoured guest in someone's house? Well...here you are...literally!

Room Tip: Confucious say "Never give a room tip as you may need it one day for yourself"

Great hotel right between plaza de Spagna and plaza del populo right on a fine and luxurious street. Can't dream of a better location.
The hotel is refine, in perfect shape and the room (Moncada Suite) was very clean, marvelous and spacious.
Lot's of storing space and attention to details. A reference for modern luxury.
This come with a price, but well worth it.

Fantastic suites, everything and more than you could possibly imagine, from the staff to the roof top breakfast room, to the position. Five minutes walk to the Spanish steps, and a ten min walk to the trevi fountain. Would defiantly stay here again.

Room Tip: Had five rooms are they were all amazing, we had a balcony and all the comforts of home. Would recom...

Hotel is well located and good finish to the rooms. When I say good finish to the rooms, I mean the final finishing touches that you seen. In reality the walls are to thin, every time your neighbours go in and out it sounds like someone is breaking into your room!

Also the main rain shower head when on full power overflows from the drainage if you use it for more than about 5 minutes.

What tops it for me is when I am paying top money for a hotel and they refuse to turn on the air conditioning! Having asked a few different staff, the only real answer I can work out is that 'in the summer', supposedly after June, they turn the air conditioning in the rooms on, so until then you have to sleep with the windows open on a busy road with people walking and talking away. My suggestion, if you want somewhere to get a good nights sleep when it's a bit warm, don't expect this to be right for you. The lack of fans even to help in this situation reminds me how good premier inn can be at times! Still have two more nights of this to endure!! Weather forecast has been around 20 - 23 degrees in the day ...

I was glad to see that you enjoyed our unique location in the centre of Rome, and that you particularly liked the decor and "finishing touches"of our rooms.

Unfortunatelly at this time of the year we can experience sudden shifts in temperature and this can cause technical problems with our heating and air conditioning systems.

I have spoken to our maintenance and front desk personnel about your unfortunate inconvenience and we are working to overcome these challenges.

We also took notice of your other comments which we are addressing to further improve the Babuino 181 experience.
