The taxi driver dropped us off at the address and we buzzed up to our room. The hotel requested that we let them know our arrival time as it is not always attended. We were a bit later than anticipated as there were two accidents on the way in from the airport so we kept the gentleman at the front desk waiting for us. He was outstanding!! Superior customer service and super friendly and accommodating. Our room was very spacious and well kept with two single beds for our daughters and a queen bed for us. The hotel was perfectly situated as it was walking distance to everything. The price was definitely high for this convenience and lovely room. We walked to the Spanish Steps, Piazza de Navona, Vatican, Coliseum and Forum. The hotel included breakfast at a cafe around the corner. We were to take two of a large selection of pastries and also got juice and cappuccino. Very delicious! Apparently it is a very busy time in Rome so this seems to account for the higher priced room and huge crowds everywhere.

We stayed in the hotel for two nights in a room for three.
The hotel is located in a close vicinity to many attractions: Vatican, piazza Navona, Trevi fountain and so on!
The hotel is actually a large apartment in a very old building, divided by several rooms.
We had a spacious room with a small and rather inconvenient bathroom.
The room is clean, has two air conditioners and very good windows that provided excellent sound isolation from the outside.
Also, there is a refrigerator is the room.
Overall we are pleased.

We stayed at this place for nine days and were very pleased with the staff and the service. The location, as other reviewers pointed out, was excellent - we walked almost everywhere. There is also a bus stop nearby with express busses to the Termini station, so we could easily make day trips to locations outside of the city - Orvieto, Ostia Antica, Tivoli Gardens.
Piazza Navona is close by, and there are plenty of restaurants, pubs and cafes in the neighborhood, but the street where the building is located is quiet, so we didn't feel disturbed.
If we have another chance to go to Rome, we would book it again.

The building and entrance hall are sparse. this is an apt build that one apt has been converted to 5 bedrooms. We had the largest room at the back. Clean and quiet. The staff was VERY nice. The location is great. Steps from a coffee house on one corner and deli across the street. GREAT location. Very easy walk to the VAtican and Piazza Navona. Lots of sidewalk cafes near. Not fancy, good price, comfortable. Spent two nights here before a cruise so we didn't want to break the budget.

Room Tip: Request the large room at the back seen on their website.

We were four people and we shared the big room wich is exactly like in the photos. The price was the best we could find around Piazza Navona, with breakfasts included. It was very clean.
If we go back to Rome we will choose this place again.
Be careful because you havent signals of the B&B in the street, so the first time you need to remember the number of the street door.

location is excellent but service is poor. boast of wifi and internet services but you don’t get it in room. vatican is 15 min walk from here . rooms are small but neat. lift is available. breakfast coupons for nearby restaurant is available but if the restaurant had a late night then u will have to wait for breakfast.
Just a bed and breakfast … don’t expect great service here.

I thought because it had a good location, a price of around 150/night, decent photos and over 100 people rated it at 8.7 out of 10, as "fabulous", on booking.com that we would enjoy our stay.

Boy were we wrong.

This place was both uncomfortable and gross, with a complete and total lack of privacy. It's not a hotel, it's a very old apt. building. The walls are thinner than paper, and unfortunately the front desk is a meter away from all the rooms. You can hear a pin drop. Expect that everyone staying in that place can hear you and vice verse.

The room itself was old and uncomfortable. Very hard bed. Dirty floors in the bathroom, old shower that didn't close properly and shower head that wasn't clean and sprayed randomly. Dirt in the closets. Furniture that was obviously 100yrs old, I didn't even want to sit on it. Looked nothing like the photos on booking.com.

The price for the quality was a real let down. I expected a lot more for my 150 eur a night! Had I seen this place before, I never would've booked it. We ended up leaving early and booked at another place, and the owner didn't even have the decency to give us a discount considering how really unhappy we were. We had to pay the full price, which I found to be a complete rip off.

I think that you can most definitely find a better place in Rome for that price range. If you don't mind old decor in a bad building with zero privacy, a crappy bed, and dirty floors for 150 euros/night - this place might work for you.

Do not recommend, felt duped. Stay somewhere else.
