Just got back to Minnesota USA after 6 weeks in Italy, Austria, Bavaria, and France.
Our stay in Paris was the worst, a 3 1/2 star hotel studio room that only had a pull out sofa bed (single picture showed sofa and bed), changed rooms and had to pay upgrade fee of $130 to get a bed you could barely walk around, and came to find out that an $80 fee was added on for cleaning the first room since we didn't stay in it. The worst part of that place was the only answer to any question was "NOT POSSIBLE"

The greatest was our first stop, the Gregory. Great communication and doing all the work on our behalf, like organizing travel to the B+B from the airport, and making sure the refrigerator was always full of beverages, and food on the shelves. Being located 2 blocks from the euro train station, bus stops, and 3 blocks from the entrance to St Peter's Square was unbelievable.

Mauro was there every day to make sure every need was fulfilled, every question answered, and suggestions of questions relating to where things are and how to get the most out of our stay

The room size in Europe is not what we are used to, but the Gregory had us in a room that included a table and chairs with a filled food basket.

This is a must stay to enjoy the experience of Rome

Room Tip: back overlooks a courtyard, front overlooks the street, since we only used them to sleep, they all would fit our needs

Stayed there after a cruise - easy to get to by train - only a 5 minute walk from station. Location near the Vatican was great - short walk to get there early and avoid the queues and bus stops nearby to get around Rome if you don't feel like walking. Mauro was very helpful. Would stay there again.

Location, Location, Location! We could not have picked a better place! I did the research and checked the reviews and it did not disappoint. Everything was as pictured. We had 4 days in Rome, on our own, before our next tour started. We got on the train at the cruise port and got off about 5 minutes away walking. We needed laundry and Mauro had a sheet with prices to a local gal! He had some great Rome travel books, maps and bus routes. We were in great hands! There is a drug store on the corner and just the next street over a few cafes. (wifi at the cafes and the B & B) This was our first trip out of the country and we were quite nervous about finding our way. The hospitality was great! I did tell my travel agent (even though they didn't refer us) that I wouldn't hesitate to refer anyone to the Gregory!

The location of the B&B was very convenient for us as we wanted to get to the Vatican really early to avoid the long queues. There were also bus stops nearby that made it easy to get to other attractions in Rome. Unfortunately, we didn't get a chance to meet Mauro and Paola in person but we did meet their son Gregory. He was very friendly and helpful, and he gave us tips and advice on how to get to specific places of interest. He also left us a map and a printout of instructions on which buses to take to get to the different attractions.

The room where we stayed at was very large, clean and comfortable. The bathroom was also clean and had all the necessities we needed (towels, toiletries, hair dryer). There was also free wifi. Breakfast didn't have a lot of variety compared to other B&Bs and hotels we stayed at in Europe, but we understand that it's only possible for them to serve pre-packaged food due to a rule/law.

If you want a nice and quiet neighborhood to stay at when in Rome, we'd definitely recommend staying at this B&B.

The B&B is well located near Vatican City and many sites are within walking distance. The place is 5 mins walking distance from train station and 2 mins from bus stop, so really very convenient.
Our host Mauro was very helpful and communication with him was excellent from the day I booked until we departed.
The room was spacious and very home-like, comfortable and quiet. Our room had a little balcony too. The breakfast was help yourself in a kitchenette that has all you need.There are plenty of restaurants and coffee shops in the immediate vicinity.

I recommend Gregory B&B Vatican and I will be back!
