Staying at Adriana & Felice's was a great experience from beginning to end. I was having a chat with Felice on the morning that we left & he told me it was a long held dream of his to run a hotel. And, as is often the case, it shows when someone loves what they do.

OK, these are the main reasons why I would recommend this place to anyone:
1. They were easy to book - Felice responded almost immediately to my email.
2. The room was perfect. Which is to say that it was of a high standard & there were none of those problems that some places have which detract from your stay. It was all new, it was spotlessly clean, the bathroom was clean & the shower was good. The minibar was well stocked and cheap. There was aircon & double glazing. And, it was quiet.
3. Breakfast is served in your room.
4. Felice (pronounced roughly 'fell-ee-che') is exceptionally helpful. He met us on the street when we arrived. He gave us some recommendations on where to visit. He recommended a great local restaurant (Nipotino something) which I will also give good feedback for.
5. The location is great - 4-5 mins walk from Termini (with heavy suitcases in tow). And, it was walking distance to most of the key attractions in the city, especially the colosseum. We also chose to walk back to Felice's from the Vatican & it wasn't too difficult (except that I'd just bought a pair of Birkenstock's & they really hurt the first time you wear them).
6. The value.

Room Tip: This is not a room tip, but just a couple of tips for Rome. 1. Buy tickets on line for the big attractions - especially the Vatican & the colosseum. When we went the queues out the front for the ticket offices were enormous. 2. For the colosseum, if you don't buy on line, there is no need to line up for over an hour in front of the colosseum to get a ticket. Nor do you need to pay a tout EUR15 (on top of admission) to jump the queue & join a group tour. Instead, just go up to the Forum ticket office which is just up the road. There you can get the entry ticket for the Forum, the Colosseum & the Palatino (it's one ticket for all three sites). Then you can just walk back through the Forum to the colosseum & get straight in. We also did a EUR 5 tour of the forum (organised by the site) 3. Since I went in 2008, there has been a huge increase in the number of people begging for money. There are many schemes including the man who gives your wife or kids a 'free' rose, the lady who is stranded at termini station who needs a Euro to get home (who you will notice later is dragging around an empty case), and, the man who wants to know if you speak english before he gives you a dodgy note or story. My advice is to just not engage these people in any way. Just say 'no thanks' and keep walking.

Sat at my kitchen table in a small village in Cumbria I emailed Adriana & Felice to enquire about a booking. Quick as a flash Felice emailed back, gave us confirmed prices and availability, there was a warmth in his reply, not the cold computer generated normal response. We made the reservation immediately and everything turned out as good as all of the other reviews had said. A couple of days before leaving England Felice again confirmed everything as well as passing on a few tips about Rome. I emailed him from my phone on arrival and there he was at the entrance to greet us. Immaculate and pleasant with tea and coffee making facilities, a good size bedroom and spotless shower room/toilet. Location is excellent along with the value for money, all in all a great place to stay with Felice on hand at breakfast time or by email for help if needed. WiFi facility is fast & reliable, travelling a lot for business and pleasure I would rate this place very highly indeed. Most visitors now appear to be returns which says it all. Thanks Felice, a really great place to stay.

We stayed a few nights and couldn't have been happier. The room and ensuite bathroom were well appointed and spotless. Felice was waiting for us outside the building when we walked there from the train station. He couldn't be a more gracious host. We tried to use our I-pad all over Italy for a month and had so much trouble in places that said they had Wi-Fi. They did, but only in their office. Most often it didn't seem to be functional in the rooms. That didn't happen here. Felice had a router right outside our door. We did e-mail, used the internet and streamed recorded programs from our TIVO in the U.S. It was amazing. We stayed over Halloween week-end and our very substantial breakfast tray was brought to us each morning, complete with cappuccinos. The tray was decorated each morning with a Halloween theme napkin, Halloween candies, etc. It was a great place to stay because we arrived by train and then took the train to the airport prior to our departure to fly home. By the way, some reviewers have questioned the neighborhood. We felt completely safe there and saw no reason to be concerned. We walked everywhere in the city from that location, and sometimes took a bus back to the train station if we were tired at the end of the day. Then we just walked the short distance to this B&B from the train station. You won't be disappointed in this great place to stay.

Room Tip: We chose our room from the online photos and it was very pretty. It was the poppies room. I'm sure they are all nice.

We spent a few days in Rome and in Adriana and Felice's rooms right after Christmas and then for one more day before going back home. We had the pleasure to stay in all three of them and they are all perfect! Comfortable, clean, big, well equiped and close to Roma Termini! The service is excellent and Felice has always a nice idea where to go for dinner! Ask him!

The location is very convenient, and the room is absolutely great especially hardware. Felice, the owner, was so sweet to satisfied for all our requests. He helped us with lots of information we need since it's our first time to Italy.
The breakfast every morning, yes every morning, is typical Italian and full of consideration, and the coffee Felice made every morning was the best coffee we have had in Rome. The place is highly recommend and if we have another chance to visit Rome, here is the place we would like to stay again!
