A ten minute walk from St.Peters Basilica and the 'coloured tour buses' which give cheap access to all the main sites of interest. Two or three typical Italian restaurants/cafés very close to hotel which are reasonably priced. Would definitely stay here again when visiting Rome.

Stayed 3 nights in this lovely hotel. It's 10 mins walk from Vatican and then 5 mins walk from 2 metro stops, which in turn are only 2 or 3 stops from Spanish steps etc. so location couldn't really be better for exploring Rome.

The hotel itself is small with only 9rooms(I think). There's no lobby ,lounge area as such , we booked a suite which cost a little extra but had a nice separate tv area where we could rest after long days sightseeing. There appears to be a small bar but we never went into it nor heard any noise coming from it.

Breakfast in the hotel is fine , however three days was enough. Basically it consisted of a continental style breakfast with fairly limited choice but in fairness it would be difficult for them to provide more options considering how few guests stay.

Hotel was spotless and had a very friendly staff. I would definitely stay here again if I return to Rome.

Room Tip: Choose a suite if it's affordable. Nice couch and tv. It has sky italian but has sky news in Eng...

It's small boutique hotel at the 4th floor of a regular building. The location is not touristic, but it's still very convenient to get around. It's close to Vatican and St. Angel's Citadel.
The area itself is not very special, nor unpleasant. Just a regular neighborhood with a lot of business buildings. On the other hand, you can find here a lot of good restaurants and cafes for locals. This is so important in Rome, to eat at a place for locals. Via Cola di Rienzo, the local major shopping street is very close.
They really worked hard to be "Design" hotel. It looks very nice. BUT, it's over-designed as well. Some stuff just is not convenient to use. The room has no closet, for example. We had to keep our clothes in the trolleys.
The bed, however, is gorgeous. What a great sleep. It's very quiet.
The breakfast is overage for Italy, as far as I understand. However we expected for more. One who ate breakfast in Berlin, London, Prague or anywhere in Israel, should not expect the same level. On the other hand, I asked for an omelet (to cooked specially for me), instead of usually offered scrambled eggs with ham, and I got it in two minutes. Yes, it's common in every other place on the Earth, but not in Italy.
The staff is highly friendly. On our last day, we came back to the hotel afternoon to pick up the luggage (after we had checked out in the morning), and were offered cappuccino and desert. It was very nice.
Do not order black cab (transfer to the airport) in the hotel. Their prices are significantly high.

Great hotel with great location and friendly stuff. Everything was just perfect! All the things to see are really near - you can walk or take metro. Rooms were clean and nice. Stuff very friendly, always welcomed us with smile. Breakfast were ok. Nothing to complain about.

A beautiful Hotel! Really quiet, cosy and a very nice and clean bathroom! The breakfast is simple but very good!
It's a safe place to stay, as it is not recognized as other "larger" hotels.
St. Peters Basilika and all the other places can be visited by feet. The concierge gave us a map with lots of helpful information and recommendations.
We will come back to this hotel - it's amazing!

We stayed at Fabio Massimo mid december.
The hotel is nice but we were disappointed when we arrived considering all the good reviews it has we were expecting more.
First, the hotel does not have a real entrance so our taxi didn't find it at first. It is inside a regular building.
The person at the front desk was nice, like all the other person working here.
We found the room rather small, once again we were expecting a much larger room. The room was comfy, very modern and very clean.
Some details: there isn't additional blanket in the room, nothing to write down something.
The breakfast was nice but one again, it could have been better (fresh bread, fresh orange juice, fresh pastries...). There was bread, and pastries but industrial type.

The location is not very nice, apart from being close to the Vatican, there's nothing to do in the neighborhood. If we were to come back in Rome, we would chose another location (but it's not related to the hotel itself which was still a good hotel).

In conclusion, I don't understand why people are so enthusiastic about this hotel, it is a nice hotel but lacking elements that could make it worth 5 points rating.

we are sorry your stay was not the Top. Actually our being on the fourth floor, private, quite and comfortable has mecome a plus for the Hotel.
Actually Prati suburb is one of the best we have in touwn and nothing can be found as much as here. Residential, shopping, monuments, Vatican and just 15 minutes walking to Piazza del Popolo.....
All our pastries in the breakfast are not at all industrial and we are sorry you could not appreciate this.
Hoping next time to do much more for you to let being your stay absolutely unforgettable.

Staff very helpful and very polite. Junior suite was amazing and well decorated..excellent bathroom suite as well. Even a complimentary mini bar!! On arrival a glass of prosseco was on hand!! Good location within easy walking distance to St Peters square.
