Good location, but I can't see how this is a four star hotel. Needs a major overhaul. Carpets in halls were musty. Rooms were very tired and yesteryear. Front desk staff were not very accommodating,
Bathroom was big and decent. Breakfast included but fair, not great.

I have stayed in this hotel numerous occasion for the simple fact that I truly love the location and charming little street where it is located. The hotel is surrounded by some of the best restaurants in the Spanish steps area, and since it is on the superior level of the steps the restaurants are not nearly as touristic and expensive as opposed to the actual piazza level of the steps. There are also nice little boutiques and shops where the actual Romans shop, so the quality is higher and the cost is lower. Ok, this hotel is my shopping base in Rome! Location Aside, the hotel itself is really old, warn down, dusty and dreary. The breakfast was pretty much a joke, with kraft cheese, scarce lunch meats and not so fresh pastries. The bed gave me a back ache and the carpet flared my allergies.

Booked the hotel as part of the deal and thought it will be a classic centrally located hotel. Well, I couldn't be more wrong! The hotel is indeed centrally located for all the important sites in Rome, just a stone's throw from Piazza Barberini one one side and the Spanish steps on the other. The room we got (108) was huge!! it was clean and very comfortable with a very nice size bathroom.The only down side: it was facing the inside court which meant it was very quiet but no view. However, since it was cold and rainy it didn't really matter. The staff is friendly and helpful, the breakfast is typical and you can get cappuccino and espresso. I will definitely book this hotel again. It was a pleasure.

Room Tip: Rooms facing sistina street may be a bit noisy so if you don't mind having no view ask for a court facing room.

Great little hotel, nice to have that B&B feeling and enjoy a central location. Right in town and not too long a walk to main attractions, like the coliseum, I enjoy the long walks but the metro is 5 mins tops from here giving easy access to the whole city. Staff also very friendly.

Breakfast is sort of your typical continental but with addition of massive chocolate cake (!!). If I am totally honest, breakfast wasn't great, seemed a bit limited but staff happy to sort out a decent coffee so good. Use it as a small snack to get you by or skip it for a longer lie in :)

Rooms are great, and bathroom looks really decedent, nice touch to make you feel like your getting a special room of sorts.

Only thing I missed was a decent bar type area to sit in for a night cap, but that's what you need to give up for this type of B&B experience. So keep this in mind when you stay and get your fill before heading back

the location is superior. the staff were very contributors. the hotel was very clean. the room is big. the bed is very comfortable. the breakfest was goob.
they served great cakes . the hotel is 5 minutes walk from the metro barberini station
