I can't say enough good things about this place.

The property is very well maintained and has a homey feel - perfect for families with kids or for those looking for relaxation. Cypress trees, olive trees and so many more adorn the lovely garden.

The host, Giordano, is an absolute gem! He was never far away and always made himself available to the guests to answer questions and offer tips.

The bottled water in the room, extra umbrellas, and a dedicated computer for the guests were just some of the thoughtful things that were put in place. Giordano loves what he does and it shows, and it wasn't long before my 6-year old started following him around. He even offered to take my son to a soccer game the next time we come to Rome.

Ambra was equally accommodating and made sure everything was perfect for the guests. Her baking is phenomenal!

I was very concerned about an early morning flight since we needed to leave at 3:45am. Giordano arranged everything, and the driver arrived on time and whizzed us off to the airport.

Thank you so much Giordano and Ambra for making our stay in Rome an unforgettable one!

This is our second trip to Rome, and while the first time we chose a regular 4 star hotel, this time we wanted to try something a bit different, closer to the city, and my girlfriend found this little gem, hidden in a residential area, surrounded by a nice garden.

In short, the pro's:
- close to Baldo degli Ubaldi metro station, line A (about 5-10 minutes walk);
- even closer to 49,46 buses on via Aurelia (about 2-5 minutes walk);
- the house is situated about 50 m away from the street, in the middle of a beautiful garden;
- it has a nice porch where breakfast is served each morning, and where you will find at any hour: fresh water, a basket of fruits, an electric kettle, a small retro fridge for your perishable foods, an assortment of various kinds of tea, disposable cups;
- rooms are quite large, nicely furnished, very clean, plenty of storage spaces for your clothing, a safe for for your valuables should you choose to leave them locked, a small flat screen TV and AC unit, big windows and shutters on the outside;
- the bathroom is also very clean, no bathtub, just a shower cabin, sink, toilet and bidet, towels and bed sheets are changed every 3 days, daily room cleaning takes place at around 11 AM;
- there's also a WiFi connection, good and stable, and also a computer in the hallway you can use (both free of charge) to plan your trips or whatever;
- eating places pretty close on the Via Aurelia and Via Baldo degli Ubaldi;
- fruit stands very close on Via Aurelia, near the bus stop;
- Tuodi shop on Via Baldo degli Ubaldi, so before you hop in the subway you can do a bit of shopping (food, snacks, juices, water, etc.) for the day ahead;

Breakfast (8-10 AM) was typical continental, buffet style, with boiled eggs, mozzarella, ham and salami, tea, butter, various locally produced organic jams, cake (thank you Ambra), yogurt, fruit juices, milk, cereals and coffee (an espresso machine will do just about any kind of coffee you want).

When it comes to rest after a long day, you can rest assured this is the place for you. The place is very silent, even during daytime, so your sleep won't be bothered by any passing cars, neighbors or passers by.

The owner, Giordano, speaks very good English, was very helpful with planning our trips, is a traveler himself, which is probably the reason why this guesthouse made us feel so good. You will meet him every morning at breakfast, helped by his sister Ambra, so you can ask any details, simply chat about everything, or improve your italian :)

Ah, yes, the con's:
- none that I can think of.

General info:
For your trips you can rely on:
- maps.google.com - very useful, also shows bus lines and bus stops;
- http://www.cotralspa.it/ - bus company information if you want to go visit outside Rome;
- http://www.rome.info/metro/ - subway map;

If you're staying around 7 days, you'll need a CIS (Carta Integrata Settimanale) a weekly pass on all Rome's buses, subways and trams, for 24EU / person. We found it to be very useful since Rome has a great urban transport system.
Also, this year we found little electrical buses that go through the crowded historical center, navigating the narrow streets. Pretty clever solution and very handy sometimes if you're far from the main boulevards, the stops show up on Google maps.

If there will be a third trip to Rome, we will definitely stay here again!

There are not so many places where the staff makes you feel like home. And I do not like to use the word "staff" You get feeling you are staying in your friends' house very soon. Waking up with birds' singing is amazing. Giordano and Ambra really made my vacation unforgetable. And I will join, of course, to the flow of compliments to Ambra's cakes. Highly recommended!!!

Everything about this lovely B&B was perfect! The garden was magical, the room was clean and well equiped, the wifi was stable and fast, the breakfast in the café right next to the B&B was delicious, the owner Giordano was friendly and kind to help us with anything we need. The best B&B I have ever been!

The sister and brother duo - Ambra and Giordano - are great and willing to help you with anything you need. They are kind, easy-going and friendly. They are excellent hosts, responsive and reliable, and they made our stay in Rome more enjoyable.
The room was also very homey - airy, clean and well-lit with a spacious modern bathroom.
The garden surrounding the property adds to the homey-ness. We woke up to birds chirping in the garden. Though it was a little chilly in February, it was nice and relaxing to sit outside in the garden during the day and even at night. I also ate some of the oranges that fell from the trees and they were goood! Organic and fresh!
In regard to the location: situated in a residential area, all the central sites in Rome can easily be reached by bus. I recommend taking the bus because the bus stop is closer and you get to do some sight-seeing during the ride. There are also some good restaurants in the neighborhood and there is an authentic Italian feel in the area away from the tourist buzz.
I will definitely stay at Eats & Sheets Vaticano on all my trips to Rome!

Although it's not in the center, it's 5 minutes walk to the metro and even less for the bus station. The place is beautiful , very clean in a quit area that will give you the good night sleep that you so need after a long day walking in Rome...
And we can't thank enough to Giordano the owner for his hospitality , his recommendation about places to see and especially to eat make our trip to a very special weekend to remembered ....

It's located in a quiet area and sorrounded by a beautiful garden. The room is clean, new, very well equipped & decorated and large enough. I was very much pleased with the owner Giordano's hospitality. The guests can enjoy sweets baked by Ambra, Giordano's sister, at the breakfast. It's easy to access to the historical area by bus and metro. The bus stop and metro station are 2 - 3 min walk from B&B. Giordano gave me very useful suggestions and explanations on it. Totally I was very much satisfied and enjoyed my stay at Eats & Sheets Vaticano!
