We recently stayed her for 5 nights in late Oct/13. The property is located just off the crazy tourist areas, but still very close to walk to everything. There currently are only five rooms. The place is spotless, the staff are pleasant, helpful and wonderful. The rates are good by Rome standards. The rooms are air conditioned, a lift to help with luggage and free Wi-Fi. They even give each room an ipad to use while there, nice touch. The included Breakfast was OK. Great cappuccino but they could have better bread. Our room looked out at the US Embassy, which is directly across the road. What a massive property.
My only warning, especially if you are not an early morning person, is that they have purchased the unit below, to add another five rooms and are under going a complete (gutting to the bare walls) renovation. The hammers and drills started VERY early in the morning. Construction had started about a month earlier than our stay. As I was looking for a "quiet" place, ending our one month trip, I was not happy that I was not informed about the construction.
In fairness, after voicing my feelings, the owner offered to try and find us another hotel at the same rate. As this offer was made several days into our stay (and unpacking) we really didn't want to move. She then offered to provide our transfer to the airport and a small rate reduction, which I felt was fair. My guess is that this construction is still months away from completion, so just be advised. Other than the noise, I would be happy to recommend this property.
