The hotel was perfectly located in the centre of Rome, where we were able to walk to all the main attractions in max 20-30 minutes. The staff were polite and always willing to help, and the rooms were very modern and kept well clean. The continental breakfast buffet was good too! We thoroughly enjoyed our stay, and would go again.

Excellent location for visiting Colosseum, Vatican etc. There are a few free street parking spots outside hotel, ideal if you are renting a car.
The room was small (two of us and baby) but it was generally clean. To my horror I discovered a hair in the bedsheets, which always ruins a stay for me.
Staff was v friendly and helpful. We asked for a kettle to be sent to room and they obliged.
There was a decent breakfast included in price of our room.
We checked out 45 minutes late and staff did ring us twice but were nice enough about it

We stayed 4 nights and 3 of them were excellent. We booked a ground floor garden room and were very disappointed on arrival to be given no choice other than a first floor room "overlooking the forum". I put this in parentheses as it overlooked the forum providing you could see over the 3 metre wall surrounding it. We asked to be moved and on the second day, we were moved to ground floor garden room.....which was first class and made our stay in the hotel so enjoyable. The garden rooms open onto the medieval friary garden which is idyllic - just the place to enjoy a coffee early morning or a glass of wine after a hot and hectic day and before dinner. The breakfasts are good and enjoyed on the terrace along one side of the garden. The bar is good with quality wines at a reasonable price. I value a decent shower more than many other features in hotel and in this the Kolbe was excellent. The hotel is very well placed for sites and for eating in Trastevere I would have given 5 stars if the room was as we booked when we arrived. .

Room Tip: The Garden rooms are excellent, even better if you get one on the ground floor.

Nice modern hotel, inside an old building. Great Location - just a 5 minute walk, through nice cobbled streets, to the historic core pedestrianized area. Very close to lots of historic ruins, and right next to the Roman Forum (or part of). A Bit of a walk to the colleseum, since you have to walk all around the forum to get there (15 - 20 mins).
We had two Standard Double rooms, one for us and one for the kids - both rooms were good size (typical 4* hotel room size). I would say the Hotel is very similar in style and quality to 4* business hotel chains. Nice Garden at the back of the hotel - which is a welcome break from the noise, heat and bustle. Breakfast was as expected - good typical selection, but nothing to shout home about. Large Reception/Foyer and Bar/ Restaurant Areas.
I thought it was very good value for money. In fact I wonder whether to give it a 5 due to the good price.

We stayed at this hotel from July 1-3, as part of an Insight Vacation tour called the Italian Escapade. We had two rooms booked as I was travelling with my husband and 2 children aged 14 and 11. It is ABSOLUTELY NOT a 4 star hotel. When we finally checked in at 5pm they gave us their last 2 rooms..the HANDICAPPED ROOMS. RIGHT NEXT TO THE PUBLIC WASHROOM. It was an awful start to our Italian vacation. The woman at front desk was rude and not helpful at all. When I went to shower in the handicapped shower, my room was flooded with water. The bellboy had to clean it up as there was no housekeeping staff on a Sunday night. They moved us the 2nd night to an even worse room that smelled like smoke and backed onto the garden where there was a party going on until 2am. Also, the dinner at the hotel was horrilbe (also included with the Insight Vacations tour)TRUST ME!! DO NOT STAY AT THIS HOTEL. I will also be informing Insight Vacations for what they charge this hotel was downright disgusting!! There are thousands of hotels in Rome. DONT STAY HERE!!

We booked this hotel because of its quiet but central location. We were warned about their economy and double rooms by the tripadvisor revievers, so we went for their superior room, which was a grade below the junior suite on Travel Republic. When we first saw the room (242), we were convinced that a mistake was made. It was so small there was no room for the bedside tables. The bed was wedged between two single wardrobes with unsightly recesses cut into them. There was no sitting area; there was a small desk with one chair. The bathroom would be quite good if it was not for the shower cubicle. 60 x 60 cm! We were astounded that this horrible room was classed as 'superior' in a 4* hotel. When we complained to the reception we were told that it was a superior room because it had a view of the garden. We insisted we wanted a better room, only to be told that all of their 'superior' rooms were the same size. We offered to pay for an upgrade to a junior suite but we were told they were fully booked. The receptionist was adamant that there was nothing she could do to help us. The next morning we complained again and were fobbed off with the same excuses. After two nights we have had enough, especially that we saw a number of rooms being cleaned and some were definitely better than ours. We managed to speak to a different receptionist, Francesca, who was very helpful and a different room became available for our last night. We moved to room 240 which was better, but not a 4* superior room by any stretch of the imagination. We were very disappointed with the service we received, especially that we booked well in advance and asked the hotel for a nice room, as we came to Rome to celebrate our first wedding anniversary. It was a real shame, because the hotel has some good points and if it was not for the horrible room we would be able to recommend it to other travelers.

The good points:

The location - we were able to walk to most of the attractions

The restaurant service at breakfast

The garden

Immaculately clean

Sadly, we would not go back there, as it nearly ruined our stay in Rome.

Room Tip: Avoid room 242!
