I think the real name of this place is "Hotel Accommodations Rome", at least, that's how we found it and booked it on another site. (I confirmed the address and this is the place.) It is a B&B but that's not its name. Anyhow, I tried hard to find it here on tripadvisor so I could write a review since it deserves one. It's walking distance from termini station. There are metro stops nearby but we just walked everywhere. The host, Franco is helpful and kind and brings you breakfast every morning (nice cappuccino!) Be advised that he does not actually live here, but he makes sure to be there when you arrive and is easy to contact if you need anything. There are only a few rooms, so it's not a noisy place. Feels more like you're staying at a friends apartment. He keeps the place super clean and it is very safe and secure. (4 different gates/ doors to unlock). The beds are comfortable and private bathroom was clean. I recall a small safe in the room, although we didnt use it. Cross the street to enjoy the best gelato you can imagine...we went every night before bed. Fantastic pizza down the block (out the door to the left) in a local restaurant ( they do pasta also). It's a very "local" feeling neighbourhood...but it was safe. We enjoyed opening our windows wide every morning to let the sun in and watch people as they shuffled off to work.
