Location is quite good, close to Termini station but on a quiet side, which could be handful if you have an arriving flight later in the evening as I did. B&B consists of three big rooms with air conditioning, two of them with bathroom connected to the room, third one separated. Rooms are very spacious, clean and decently decorated. Breakfast was neither offered not mentioned, although advertised as included. It would have been much nicer if the kitchen was left unlocked, for those of us coffee addicts wanting to have a quick one before leaving the flat. Once you make the booking, contact the owner to send you his mobile number, so you can text him in order to arrange check in, as there is no reception. Otherwise you will end up waiting for the owner to come and hand over the keys. The owner Guliano was very friendly, will give you a map and few tips about places to visit, if for the first time in Rome and speaks good English. Overall: pretty good for a weekend break stay.
