The best thing about this place is the manager, Marco. Super nice and helpful and passionate about helping travellers get the best out of Rome.
We were put in the newer apartment, closer to Colosseum but still walking distance to the Termini. Nice apartment and comfy bed and good size kitchen, in a nice area, no street noise.
Would only take some simple things to make this place great. Is incredibly difficult to find, how hard can it be to put up a couple of signs? Also the place needs to be cleaned more regularly, floors and bathroom were kinda gross. Kitchen needs plates and knives/forks.
The location, value and Marco would mean I would stay here again.

We arrived in the afternoon it was hot the place was hard to find but once we found it on the 3rd floor of a building no clear signs, we were greeted by a lovely lady who kindly explained we were going to be staying in the new apartment she drove us there and explained everything gave us a map and showed us where to go for food an sights and everything very very helpful! The room was nice and comfortable! Close to termini station and colloseom! Breakfast included simple European breakfast coffee and crossaint! Would stay here again!

Opposite termini station, so very convenient for everything. You can walk to any attraction east of the river and there is the metro from termini if visiting the Vatican city for €1.50. Marco, who runs the guesthouse is very nice and is very helpful, he explained all of the attractions and good places to eat and wrote it all on a map.

There is a little kitchen with the basics and same for the shower room, everything you need and very clean linen. There is a spar in the station to buy your own food if need be. Breakfast is great, the coffee and croissants were delicious! Great place to stay if your looking for a cheap, no fuss room.

Nice small flat near Termini station, good but not really safe location. In any case flat is so close to station that you don't have to spend much time at the street. Great free breakfast and really good coffee. There are two shops at termini station where you may buy food and cook by yourself at the kitchen. There was some problems with hot water, also some other guests had problems with booking (they booked the room in internet, but when they came they found that all rooms are occupied, still owner solved that problem).
There is no cleaning at the room, for us it was OK.
Unfortunately bathroom wasn't clean all the time, but it seems like problem with other guests, because someone always came to clean it at the morning.
and very important! NO INTERNET in flat - that may be a problem.

Great little guesthouse made up of 3 bedrooms, kitchenette and bathroom. Excellent location across the road from the main Termini train station. We were made to feel very welcome on arrival, (this place is run by a young man) and he gave us lots of tips of what to do etc and marked out places of interest on a map for us. Breakfast each morning was around the corner in his cafe and you could have your choice of fresh pastry and a coffee, hot chocolate etc, all we're delicious!

It was great to be able to cook dinner some nights as my boyfriend and I had been travelling around for a few months and hadnt had many opportunities to cook. We also met some nice people that were staying in the other two rooms. We really enjoyed our stay here.

This place is AMAZING. It is a little apartment with three rooms, a kitchen and a bathroom, run by a brother and sister who own a local cafe.

GOOD POINTS:

Location: perfect - a two minute walk from the main train station but on a quiet street
Rooms: we had bunk beds with a great little balcony
Sleep quality: better than at home!
Kitchen: we cooked our own dinner one of the nights to save a bit of cash!
Amenities: cooker, fridge, table to eat at, TV, sink, kettle, towels.
Staff: greeted on arrival and given unbeatable tourist adive from a local's point of view!
Cleanliness: lovely
Breakfast: the best coffee ever and amazing pastries at the buzzing little cafe! I miss it!
Decor: so cool
Price: unbeatable!!!

BAD POINTS:

The only negative is that it is tricky to find! I'll try and explain so future guests don't get embarassingly lost like we did:
1. come out of the exit of Termini station which is by McDonalds
2. cross the road and go down the street directly in front of you
3. pass the fruit stall on your left hand side and a bar on your right
4. walk for 1 minute until you reach a building with large wooden doors
5. go in and take the stairs/old metal lift to the third floor
6. there is a small business card by the door which tells you you are there!!!

This gorgeous little guesthouse is located near Termini station and walking distance to many attractions. Your are made to feel most welcome and breakfast was included for us which was yummy coffee and a pastry.
