“Very nice place”

The B&B is ,very nice and clean, and quiet , with a good ensuite, and a little bar fridge in the room. Our host Federica was wonderful, she was very friendly and helpfull.. Breakfast was good, with a nice coffee machine.that we could use all the day . The accomodation was easy to find (near the Ottaviano 'San Pietro' metro station) and was very central to the Vatican. Definately we recommend staying here.

We have stayed at this B&B for 3 nights. Its very well located. Walking distance to Vatican, only 1 minute walking distance from metro station which was very very handy. There is plenty of restaurants around too.
We have stayed in a red room and as was mentioned below, it's at the beginning of the coridor. We got quite surprised by the ambience of the room. It had hearts and candles all around, giving it kind of a very spooky feeling. As if all of a sudden you've entered an X-rated room. The outdoors is very quiet, since the room is overlooking into a small circle inside the building. However, I would agree that the water pump is very very noisy. So if you are to use the bathroom in the middle of the night it is very likely that you will wake up your partner too. It is also gets quiet annoying if you are taking shower or even brushing teeth to hear this noise over & over again.
I am also not sure who is living upstairs, but it was SO noisy in the mornings, as if the whole family was running around the apartment in their high heels. It is also noisy since the breakfast room is almost across the room, so if you are lucky enough to stay with some loudly speaking customers, then yes, you would wake up to an unwelcome loudly told story. The TV is very small and placed in the corner of the room. I am not sure what are the standards for this kind of accommodation but we were not really able to watch the TV due to it's size.
The breakfast was quite good for the price paid & with a relatively good variety. It was always ready for us even if we woke up by 11am.
The service was great. Everyone was very friendly & the lady was very helpful to assist us with the taxi to go the airport.
Apart from the noise it a clean & a good place to stay at.

Room Tip: Do not go for the red room. If there will be no noise from the residents above, then you will still...

I've seen many reviews of this place and chose it with quite some consideration.
i will try and give a clean review also addressing what I've read before:
the location is very good considering how close the M station is, the Vatican city and the bus lines.
the street is rather quiet and our window opened into a small, inner circle inside the building complex so it was quiet at night as well.
the rooms are very clean and the bed was very comfy. we slept just peachy.
yes, the water pump is rather noisy - but, since the rooms are quite separated, the only pump you will hear is your own. i cant imagine anyone caring what the pump sounds like while brushing his teeth. I've also come to understand these pumps are common in Rome.
yes, the walls are rather thin. but this is a hotel. guests usually act politely. we spent 3 nights in the red room which is the first one in the corridor and were not bothered by a single noise. the rooms are quite far from each other so there's no chance of hearing other people's business through the walls.
yes, the breakfast is pretty basic but it is fresh and the owner let us enjoy it all day long. a big plus when you are in your room at night and you're thirsty or peckish.

BOTTOM LINE - all these things, whether they matter or not (they dont!) pale completely in the face of the level of service we received!
Gabriele and Federika were the greatest of hosts, helping us with anything from coffee to places to eat (they know their city well) and even a solution for charging an iPod.
they will go out of their way to make your stay comfy and attend to your every need.
they are helpful, kind, patient (boy, did we ask a lot of questions), always smiling, supportive and are just darn right nice people.
nothing anyone can think up about the place and its facilities can ever come close to that.
we are currently connecting through Facebook and we would recommend anyone to stay there.

Room Tip: all the rooms seem to be good. the red one is the first one in the corridor if it matters.

My husband and I stayed here for 4 nights in Sept 2011. We found the accomodation very good, it was very nice and clean, with a good ensuite, air conditioning and a little bar fridge in the room. Our host was wonderful, he was very friendly and gave us lots of adivce on travelling around Rome and recommended some good, reasonably priced restaurants to try. Breakfast was good, a with a nice coffee machine. The accomodation was easy to find (near the Ottaviano 'San Pietro' metro station) and was very central to the Vatican. Definately recommend staying here.

comfy big bed, tasteful decoration, everything's new, warm friendly hosts, you get keys for antrance door too, so free to go in and out without feeling observed, great location for visiting rome, fridge in room and complimentary drinks, would definitely go back adn recommend

We chose this hotel for the proximity to the vatican and the price. When we finally got in (the owner was out to lunch) we were shown to our extremely large and immaculate room. The en-suite was spacious and looked new. The owner was extremely helpful, even ringing the train company to find out what time we needed to be at the station next day. Unfortunately we were only there one night but we will definitely return if we are in Rome again.

It's an old apartment turned into a B&B. very close to the metro, to the Vatican.
Rooms are clean, DIY breakfast.
Maybe too expensive but an average price for Rome. Please, let the owner know your arrival time otherwise you won't find anyone.
