We booked this through a air-hotel package with American Airlines and it turned out to be a really decision. It's hard to find a single room for 5 but this place worked for us. They had a total of 4 twin beds and pushed 2 together for a king size bed while the older 2 had their own beds and they set up a pack and play. The bathroom was clean had all necessary items.
The location is very nice and about 400m from Termini station. We took the TAM bus (4E pp) in from FCO and the hotel is on the other end of the station. Taking day trips out of Termini and using the Metro was very convenient.
The thing that makes this a 4 of 5 is that the bedding looked dated and could certainly be updated. Otherwise, it's a nice location and the staff was very nice. The man who checked us in was helpful and the lady in the evening were both very pleasant always greeting us when we came and went and asking if we needed any assistance. Wifi was also included which was nice and if there was one standard US outlet at the desk which was good to have in case you don't have a converter.
We didn't eat at the breakfast buffet since it wasn't included in the room rate (extra 10E pp) and it worked out that we were leaving early most mornings for our outings. We found that it was easy to get food at Termini and went to the Conad grocery store on the lower level of Termini to get fresh fruit and other items.
Overall, I would say that this place has the same feel that you'd get at a Fairfield Inn. The bedding is efficient, with a thin/older comforter, the bathroom has smaller sized soaps and shampoos but you'll get a good rest.
