Thank God that we only had to stay in this awful B&B for just two days.

Firstly I called around a week prior to the visit to confirm my booking since I hadn't received a direct confirmation by the hotel and was told that the management had changed. Fine. A few days before my arrival to the hotel Franco, apparently the new management sent me an email to inform me that the check in will be done at his bar in 20 Via Paolina.

Once we arrived at this Bar, no one was waiting for us although I had given Franco all the requested info with regards to our arrival. The welder garage opposite the B&B called a lady who came to open the bar. Anyway, we were sort of "greeted" by a lady who asked us to sign some papers and photocopied our passports without giving any explanation whatsoever, We were asked to pay, in cash since they don't accept cards. At least we were allowed to pay the following day since we did not have enough cash with us.

We were then taken to our room... please see the pictures to understand better what state the room was in... To begin with we booked a room in Via Santa Maria Maggiore, instead we were given a room in Via Paolina 20. Well it is true it is still close to Santa Maria Maggiore, but it is also opposite a Blue Film Cinema!!!

The smell is awful... a mix of gas and humidity!

There is no lift, and there are 2 stories of stairs. The place is shabby and looks dirty. The woman that showed us to our room said they were doing some refurbishments but I seriously doubt it! We were told breakfast was at the bar in Via Paolina between 08:00 and 09:00 but we skipped it as we felt sick at the idea of eating something from there!!!

I called Franco to complain that this was not the room we booked but was told that we would not necessarily get the room seen in the pictures, pity that we didn't get the B&B at the address quoted, let alone that shown in the pictures. We walked to Via Santa Maria Maggiore and there was no sign of Rose Santa Maria B&B!!! When complaining, I said that there was no AC as advertised, Franco said there was one and that he would later on visit us. Once we arrived in our room we found a portable AC which was louder than the metro but Franco was nowhere to be seen. We never met him, I feel he was avoiding us.

BTW we never saw a kitchen as advertised... just an extremely old small fridge!!

Just find a B&B close to any metro station and use that to travel around!

Rome is beautiful, don't ruin your stay by staying at this place!

Room Tip: Do NOT visit this B&B!!!

I went to this place in Oct 2013, first of all I should say the location is good only 10 min walk from the main station so getting to the Airport was easy you just walk to the train station and there are shuttle buses that go straight to Airport.
I had a bit of trouble finding the place maybe it is a illegal business that there is no sign on the door to mention the name of the place. After all I found the place, the girl was friendly and helpful but I think she knew that's probably the only positive that the place has so she tried to be nice however she refused to change our room when we complained about the noise and being close to stairs.
My main frustration was with the bathroom, probably the worse in my whole Europe trip, the water pressure was low and the hot water didn't work. Very old shower with a bad drain system so the water just stays there.
The sheets were dirty so we asked them to change it and they did but that's what they should do as part of their job!!
Overall, Rose Santamaria is a unit in an old complex which is modified to have three bedrooms and doesn't have proper shower, breakfast was ok (don't expect much but you can cook) and the staff are helpful in terms of showing you around and being available.

Friends and i arrived at the address given and there was no evidence of a b&b there as the door was securely locked. With the help of a man who runs a small shop few doors away we were able to call the owners and the man came to pick us up and took us around the corner to the next street. We were asked to pay inside a small "bar" with only a few plastic chairs and a big mess on counter and tables of paper and other bits and pieces. We were then taken up stairs to a room with bunks that looked nothing the pictures on website. Once given the key and told breakfast and check out times the man left. Breakfast was one coffee in plastic cup, one cheap juice and a croissant. The only thing positive a out the place was its was a warm room and close locaction to main attractions and the station.

Rose Santamaria

B&B is a sort walk from the main train station. Numbers are well signed so was easy to find.
As soon as we walked in, we felt comfortable. The host was lovely explaining everything to us and even took the time to draw a map for the laundromat.
Room was really clean and homely. Towels were given, as was a hair dryer so that was an added bonus.
Everything was so clean and homely - there were two bathrooms which helped when more people arrived.
We even had a knock on the door with some homemade apple strudel :)
The only downfall was the wifi. Very slow. But the positives certainly outweigh that!

Pictures on the website look great and the reviews sounded good - I realise that this is budget accommodation but when we turned up we were taken to a different street, we had bunk beds when we were told there were single beds as in the pictures. There was no access to a kitchen, no access to tea and coffee making facilities only two chairs, the tiniest shower you have ever seen with a dirty shower curtain. We tried to complain but we struggled to work out who was in charge (and one of us speaks fluent Italian!!!) it is nothing like the pictures don't stay here!!! Rome itself however was fantastic.

Stayed here with 2 friends whilst travelling round europe!
The hotel was ideally located close to the train station and surrounded by local cuisine! The open top bus tours departed just down the street and the colosseum was a mere 15 minute walk away!

On arrival we were able to check in straight away at 10am and was greeted by a lovely young woman who couldn't have done more to help us enjoy our stay! The hotel was very clean and homely! Rooms spacious and cool!
Would recommend this hotel to anyone wanting to stay in Rome!

This hostel is amazing, we stayed in the quad room which was so clean, and had a fan. The kitchen has most things you can think of and we got breakfast which was good to fill you up for the day. Its in a really central location you can walk to some great restaurants and all the tourist attractions you want to go and see. Its very easy to find from the train station!
