I spent three night ad B&B Avventure Romane in Rome last Christmas. The flat is new and very clean, the toilet with the shower is fantastic. The furniture is simple but new. If you like watching TV even on holiday, the room also a a flat screen TV!The landlady is very friendly and nice. Although I stayed there in the very high season, I paid €80 for the double.
For breakfast you can have all usual stuff: yoghurt, cereals, coffee (espresso), tea, biscuits, jam...
You may say that Avventure Romane isn't in the historic centre of Rome, that's right, but the underground station is 200 hundred metres away and you can reach the Central railway station in 15 minutes. Also along the underground line there are many stops to get to archaeological sites. I definitely recommend Avventure Romane B&B
