Excellent location. Basic room, friendly staff, very pleased with value for money. The hotel Urbis is easy to find, functional and has good wi fi access in both the lobby and in the bedrooms.
I would happily go there again,

The room was very small. There was no air conditioning, it was very hot. The room was very noisy. The elevator, television and people talking.
The toilet, douche, curtain and bed lamp were defect.
The floor around the bed was clean but not under the bed.
The sheets were clean and each day we've got clean towels.
The entrance of the hotel was poor.

We stayed there only one night on the way to Florence. It was around 100-110 euros per night. We think that this was not a very low price, so let's give a chance! But oh my Goodness.. The sheet was incrediably disgusting. The sheet was wet, and there were many hairs on the blanket.
We prefered to sleep with our dress and rain coat to not to touch to sheet. We wait for the mornign and went to Florence. The bathroom is very useless, narrow too.
(We stayed there in September 2009. But i had to choose October 2011, because i can not choose a date older than this.) I feel myself to warn everybody about this hotel.

I arrived at Hotel Urbis in the evening, and was looking forward to plan my trip using the wifi in the privacy of my room. The hotel had been recommended by the italian business partner. But the Wifi was only working at the reception (also there very slowly) and not in the rooms, as announced on their homepage. I got a room with almost no daylight on the ground floor, without aircondition and with a noisy fan. The whole ambience of the room was weared down, used, old like nobody cares for the guests.
There is no breakfast included either (but this is announced correctly on the website).
The staff was friendly and tried to help me get a better hotel - quite aware of the low quality of their own rooms - but at that time of the night I didn´t succeed. The location is very close to termini, and not a nice area.
Not recommended.

Hotel Urbis do not respect reservations confirmed by themselves. When we arrived at 21.00 (9PM) as confirmed the room was given away and hotel was full. Luckily, we thought, we were redirected to another hotel Casa per Ferie "just around the corner" at Via Marzala 42. NO hotel there, and for sure none called Casa per Ferie. They LIED! Way after the hotel reservation desk at Termini actually closed they helped us to find the first available room, in Eur (!) which we almost two hours earlier passed on the way from Fiumicino! Same price for a good room, but a real pain to fight for our right to a confirmed room, an earlier than expected departure to an early train from Termini to Firenze and about 100€ for a return taxi. If somebody wants evidence of the above, just ask (tomvw at nic.fi) for a copy of the booking confirmation (J3L1X7). Herewith attached pics of the note by the receptionist with address and name for the non-existing "hotel" Casa per Ferie , and a few pictures showing Libreria Don Bosco, at Via Marzala 42, Rome.

We were using the hotel just to sleep mainly, so it served its purpose and was reasonably priced. The shower was cold which was the biggest downfall. Rooms were nothing special (small, dingy, with 4 beds sandwiched together). But, the staff was friendly. We were traveling as 4 early twenty girls and had no real complaints overall. The location was good for us because it was directly across form the train station.
