“Elegant property in a lovely location with beautiful views”

The villa is spacious and comfortably accommodated our group of 12. Nice furniture, well equipped. Has great views, private pool, large lawns and private parking.
The loft style living area has direct access to the patio with BBQ.
The kitchen has big fridge, oven, dishwasher, all utensils. No microwave.
Free and reliable wifi was very much appreciated by our teenagers.
Weel-sized bedrooms, two with ensuite bathrooms, and very good quality matresses (not common in rental houses).
Plenty of nice restaurants at 5 minutes drive, only one in walking distance. Many well stocked supermarkets too within a few minutes drive. You will definitely need a car.
Easy day excursions to Rome city center, the Vatican and the seaside. Lovely lake beaches are just a mile away.
Owner helpful, easy to contact and customer oriented. There was no problem with our late arrival and no extra charges.
Higly recommended.

“Classy villa, large garden, very nice private pool”

Elegantly furnished and perfectly located villa.
The house is in a very quite position, on top of a hill with a unique open view onto the lake. A few minutes drive to the many restaurants and beaches in Trevignano, half an hour to downtown Rome.
Well maintained garden, large private pool, a scenic patio and plenty of parking space.
Elegantly furnished and decorated, definitely above the standard of the majority of rental homes, yet not more expensive than other same size properties in the area (we’ve been searching a lot before booking).
Owner easy to contact, always responded quickly and positively to our requests.
A couple of things though: pool towels are not provided, so if you don’t want to bring your own you can buy them at Mercatone Uno (very cheap). Also be prepared to comply with Rome garbage recycling system: you will need to accurately separate glass, paper and plastic from all the rest or they won’t collect your garbage unless you pay an extra fee (in my opinion it’s a smart way to effectively operate recycling, well done Italy!)

“Lovely villa. Be prepared for having to drive to the dump.”

We loved the villa and swimming pool. It is a beautiful view and the house is really well designed.

Things to note. The tone is set by the warning in the book about the place."Do not compare this with home. It is not home" The front door needs a code or key. The renter could not remember the code and gave us the wrong one. Make sure you know what it is. There is only one key - you need it to get out. If there are many people you will need to work out how to manage. Thete are 5 bedrooms. Teo are connected without a door. This was fine for us but make sure its fine for you.

Their is no bin collection (as the road the villa is on is not made up) and a threat of fining £100 if you leave rubbish. The dump is a few miles away and only open till midday and not on Sunday. We left on Sunday and did our best.

It was torrential rain at the beginning and the pool had stuff swept in. We eventually got a net from the renter but used a soup ladle to clean it.

Overall a really lovely place in a lovely setting. Just a few glitches.

Dear Jill,

I highly appreciate your positive review about the villa, the view and the location, and I loved hosting you and your family.
As you wrote, unluckily the day of your arrival the weather was really bad and therefore some leaves ended up in the pool until the next day when, after the storm ended, the gardener cleaned the pool again and left you a net as you requested, even if guests have no need to take care of the pool, which is maintained on a regular basis.
Entry to the house is handled both by the key and by the access code, precisely to allow all guests to access individually and at any time without being limited by the need for a key.
The day of arrival your daughter in law called me early in the morning to ask for early check-in in order to keep their baby away from the rain. I was happy to allow the early access even if the cleaners were still in, preparing the house after the departure of former group, but at that moment I could not access my files to verify the correct code assigned to you, which of course changes for each group. Luckily I could still manage by asking the cleaners to let them in, and soon after I could check your correct code and provide you with it.
The municipality has established garbage recycling rules, and in case of non-compliance they still offer a garbage separation, collection and disposal service, for which they require a fee that varies depending on the amount of garbage to handle and which cannot exceed $ 100 (equivalent of approximately £70) in worst cases. I am very sorry to learn that you felt it as a threat, but as you may have noticed you have not been charged this fee as I asked the cleaners to take care of the garbage you left, collect it, properly separate it and carry it to the dump, and their charges were on the house.
In conclusion, I am happy to know that you have thoroughly enjoyed your vacation. Thank you for being our guests and I would love to host you again in the future.

“Excellent family holiday”

We spent a week in this lovely villa. The location is perfect for a family holiday - the lake is a pleasure, the towns are scenic and great for wandering around, shopping for essentials or just getting a pizza and ice-cream, and day trips to Rome and additional places of interest.
The house was comfortable for our family group of 15, with pool and large outdoors dining area.
Halla was helpful with information, instructions and requests we had.
The week was extremely hot, apparently one of the hottest of the last 50 years, so additional ACs (only one installed in one upstairs bedroom) would have been nice, bit we managed ok with the standing fans.

“Elegant property”

Absolutely beautiful place, one of those luxury italian properties that you see on magazines.
Elegant entrance to the large garden, with lots of trees and some antique jars, and at the end of the driveway a unique view on the lake.
The villa is architecturally very interesting, with a high ceiling, a dramatic stairway and large windows facing the patio and the lake. The house is well furnished and has it all: dishwasher, washing machine, big fridge, wifi, hairdryer, iron, etc..
In a short distance from the center of Rome and just a few minutes from many shops and restaurants, however nothing is in walking distance so you will definitely need a car. Some difficulties with the garbage recycling rules, but OK once you understand how it works.

“Amazing Villa!”

We were impressed from the minute the automatic gate opened and we drove along the tree lined driveway that leads to the house.
Luxuriant flower bushes and huge old jars gave an aristocratic touch to the garden.
The villa is beautiful, with stunning views over the lake and plenty of outdoor living space.
It has it all: unique location, large garden, nice private pool, BBQ, and even an orchard!
Indoors the furniture is simple but very elegant, with a few special pieces here and there.
Well equipped, including dishwasher and washing machine, it lacked a microwave.
Also aircon is only on the first floor. However, I must say that we did not feel the need for aircon on the groundfloor.
Garbage rules are a bit complicated, but in the end we could manage.
Car is absolutely necessary.
In conclusion, it was a very good experience and we definitely recommend it.

Dear Mr. Bernard, first thank you once again for choosing our property, and I am sorry that a few details did not meet your expectations. Had you told me during your stay I would have been more than happy to provide you with what you needed, such as an electric coffee maker. In Italy we use the traditional espresso coffee maker and not the electric one.
The laundry service who takes care of the linen uses only bio detergents without added perfume… this is part of our commitment to preserve the environment.
The hedge is cut every two months, at a height that guarantees privacy without obstructing the view, however I do understand that some guests prefer it even higher and some prefer it lower.
Regarding the price of our rental, kindly note that, despite the fact that it offers location and amenities that no other properties in the area are up to, it is among the less expensive considering its size and the number of guests it accommodates, and therefore the cost per capita is really low.
I hope this clarifies better and thanks again for being our Guest.
