I HIGHLY RECOMMEND THIS LOCATION! Giancarlo is such a gentleman! When we arrived we could not believe the location. Right at the top of the Spanish Steps. Florence, Giancarlo's assistant was there to greet us. What a warm, sweet woman. We explained to her that we had added a 4th traveler to our group at the last minute and needed to make some adjustments to our accommodations. She was more than willing to help up find this person a room but wanted to wait for Giancarlo as he may have a solution. The 2nd issue we had was our flight had changed and we were only staying one night instead of two. Giancarlo was so kind as to let the four of us stay in this room without an extra charge. We told him we were checking out a day early due to flight schedules. He said had he known he would not have charged us the 2nd night but he had to so the he didn't lose the revenue on the room which we totally understood. The hotel itself was so adorable. We had our own section called "Livia". You unlock the door, and you have your own hallway with a wardrobe bathroom and then the bedroom. Talk about home away from home!!! Very clean, comfortable and with a location that is amazing. I've been to Rome many times and NEVER had an experience like this and all was within a short period of time. If you are reading these reviews and trying to make a decision on a room in Rome, LOOK NO FURTHER!!!!! You will LOVE this location!

Room Tip: Can't go wrong anywhere in this adorable Bed & Breakfast!!!

This was a mixed bag and disappointing. Location at the top of the Spanish Steps nearby the Hotel Hassler was a prime position but the B&B was let down by an accumulation of minor and important matters. We booked a double room two months in advance for a 10 day stay. About one month prior we requested an additional bed for four nights for my sister-in-law but did not receive any response that nothing was available until the day before we arrived - probably my mistake for assuming everything was in order and not following up earlier. Giancarlo was away on holidays but was extremely helpful in finding an alternative B&B for her nearby. We were disappointed with the standard of this B&B during our stay and left after four nights: the power tripped off and the hot water service failed every morning so there was insufficient hot water for two showers (comparing notes the other guests had the same problem), the wooden bed base was worn out and creaked loudly and incessantly all night making uninterrupted sleep impossible. The timber bedroom floor was dirty making our socks and bare feet black - damp mopping every few days would remedy this - we did this ourselves on the second day. Our requests for a remedy to the creaking bed remained unresolved (we suggested undoing the screws holding the bed base to the frame and applying either soap or talcum powder on the rubbing points to eliminate the creaking, and re-tightening the screws firmly - probably a one hour maintenance job) but nothing was done to solve the problem - the alternative room we were offered suffered from the same creaking bed problem. All the guest rooms suffered from the same lack of hot water problem and the problem seemed to be an electrical fault which tripped the safety circuit switch. This was a problem which should have been fixed on the first day but was not. After four nights we decided that we would move to another B&B - which we did. Apart from those disappointments, the room had an ensuite, air-con and wifi with a good continental breakfast provided each morning. Once the floor cleaning, hot water problem and creaking bed base problems are resolved this B&B will be a top choice.

I've been to Rome three times and this was my favorite place to stay! The location is perfect, right on top of the Spanish steps and the Metro station is about a block away. You can walk to many nearby attractions.
The B&B is very secure and absolutely spotless! The rooms we stayed in were very nicely appointed, they had beautiful woodwork and furniture. The beds were very comfortable. The rooms each had private bathrooms which again were spotless! The rooms all had AC! We stayed there for 4 nights and changed rooms one time. Both rooms were equally as nice with different highlights, one was larger than the other but the smaller one had a better view. In my opinion both were equally as nice,the reason we changed was that there was an elderly couple coming that needed a bit more room and Giancarlo asked my daughter and I if we would mind moving to accommodate that couples needs a bit better. We had no problem helping out as he had been very gracious to us during our stay there.
We had very nice breakfasts with great cappuccinos and company of Giancarlo. He helped us out with restaurant recommendations and one was our favorite for this stay in Italy. He was helpful with attraction information as well and even tried to get us into The Galleria Borghese at the last minute, making the phone call for us.
I was pleasantly surprised to find out also that he had WIFI and the guest had the use of a computer in the main hall.
He also arranged for us to have a taxi take us to the airport at 4 a.m. ! We were happy he did that for us, he made sure we were charged the proper amount as he confirmed the price with the taxi administration. It all worked out perfectly. In my opinion, he really did not need to do all of that for us but, it was kind of like staying at your families house, you needed help, he helped, and was happy to do it. He also set up breakfast the night before for us because of our early departure.
Ok so obviously, this was a great find. I will say too, that I found the B&B on TripAdvisor after researching and reading many reviews like this one.

Room Tip: Just ask Giancarlo via email and let him know your needs.

After an exhausting trip from California to the center of Rome, we were beyond weary upon arrival. However, seeing All'Obelisco for the first time gave us a new burst of energy and excitement. What a stroke of luck to find this jewel! Not only was the room with private bath lovely and comfortable, but breakfasts (which can be an issue for travellers) were quite satisfying.

The hospitable owner Giancarlo was a traveller's dream. He was most generous with his time and attention during the three days we were his guests, going above and beyond an innkeeper's normal call of duty. With his fluency in English, he not only assisted us when our cell phones and internet connections weren't functioning properly, but he also made many recommendations on restaurants and sightseeing options. He is also masterful in the art of making cafe latte!

I found it difficult to believe that we were staying just 60 steps (I took the time to count them) from the front door of the world-famous five-star Hassler Hotel, where I had spent a week many years ago. For three days in this fabulous location at the top of the Spanish Steps in the heart of the historic center of Rome, we paid slightly over 430 Euros, as opposed to over 2000 Euros just across the street.

I am thrilled to know that such a lovely, well-located, hospitable, and affordable inn exists, and can hardly wait for my next visit. My only hesitation in writing this positive review is that it may contribute to lack of availability the next time I try to book a room there!

We prefer to stay in the Spanish Step area when we visit Rome and were delighted to discover this B & B. It is conveniently located, spotless, and very secure and safe. We stayed there for a total of 5 nights (3 upon arrival and 2 at departure) in two different rooms. The first room was smaller and facing the street so there was some morning noise. The second faced the rear of the building and was larger and quieter. Giancarlo, the owner, is gracious and very helpful. Breakfast was your standard European bread, yogurt, cereal, fruit but Giancarlo also makes wonderful cappuccinos (American size, no less). Beds were most comfortable; keys were provided so you could easily come and go; and we were able to leave our luggage both upon our early arrivals and late departure. We plan to make this our B & B of choice for any future trips to Rome.

One downside for some people is that breakfast is served up a flight of stairs. Since the building (and the B & B) can accommodate wheel chairs, I assume Giancarlo would help facilitate breakfast for anyone unable to climb the stairs.
