This is our second time staying at this hotel. The first was about 6 years ago (?) and it was WONDERFUL - right around when they just opened, the location is excellent and service was excellent. so we decided to stay here again on this trip.....but i am very sorry to say the hotel is not the same as before, not even close......

First, we confirmed a room in the MAIN building (listed as 7 via bocca di leone on their web site), we stayed at the main building the first time too so we were adamant about staying in the same place again as we know what to expect. Even at checkin, they told us we will be staying at the main building. we were told to come back as our room was not ready so we left unsuspectingly and when we came back at 6 pm for our room, we were told that all the rooms in the main building are taken and we have to be moved to the building across the street. we were really upset by this as we were told something else just that morning and the room was confirmed for us before we set out on our trip. No one even tried to explain what happened, and the building on our reservation also clearly states 7 via bocca di leone. this is the worst part - instead of taking responsibility, they told us they can refund our money and asked us to look for a room somewhere else!?!?!?!?!?!?!??!?!?!?!?!?!??!?!

i would never stay here again.

The location of this "hotel" (a renovated large apartment) is fab - close to lots of famous sights, shops and restaurants. The rooms, i.e. not the junior suites, are on the other side of the road, in a different building to reception and without reception, etc, and you need to ring a bell to be let in at night. Although no traffic and relatively quiet, the internal walls are very thin and we could clearly hear conversations and more from our neighbours. Breakfast is laid out in the hall at about 7.30 and you will wake up from the inevitable clatter. We did like it though, our deluxe room was large and clean and the bathroom very nice. However, on the last night somebody somewhere smoked and it felt like we were sleeping in a smoking room, although all rooms are clearly non-smoking. Although I complained after midnight, and I believe my complaint was investigated, we slept badly as the room was stinking of smoke all night. Sadly that spoilt our stay, we did not get an apology and left tired and a bit irritable.

Room Tip: We asked for a non-smoking quiet room but the walls are thin so no guarantee, I think. But our room...

The hotel is in excellent location in the middle of all attractions in rome, we booked two junior suites both of them were great and have excellent bathrooms
The breakfast served was just enough to start the day.
The workers in the hotel were perfect we felt like home
The only negative issue is in the checkout time where they tried to charge is on an extra bed which was agreed with the reservation to be included in the room rate but eventually we reached to an understanding.

This place ended up being in a very convenient post of the city. Very easy to walk to most of the major sites and very close to a lot of good restaurants for when you're tired after a long day.

For those who like a more lore key private lodging experience this is the place. Full service cleaning everyday and a front desk that seemed to be manned 24x7. The front desk personnel were helpful to find restaurants, attractions, tours, etc. but we're inconspicuous when you wanted them to be.

We stayed on the top floor and even though it was a little cool sometimes the balcony was nice and airy. In the summer this would definitely be the room to have.

The elevator is rather amusing as it is tiny and rather more manual than those from north America will be used to. The breakfast is functional and about all you really want to get up and moving. Besides there is so much good to eat in the city, wasting it on a big hotel breakfast is a shame.

If you are staying here, you are just two and three stores away from all big-named brands. not only that, Spanish steps and Trevi Fountain are just in walking distance (short ones). The reception was nice and helpful, and breakfast was really convenient. The room isn't all that spacious though, but it was really nice and comfortable.

Had booked this on booking .com then saw some reviews was a bit worried what we would encounter
But the reception was a little strange on arrival with reception on first floor not at door, but very well spoken took us to our room which was roomy a triple room great bathroom breakfast was all that was required coffee perfect Nespresso!
The best location walking distance to stairs, fountain and the main shopping areas.

Exceeded my expectation.

Pros:
- location location location nearby spanish steps in the center of rome and best shopping area.
- room is comfortable. King size bed and big bath tub with jacuzzi.
- big closet and tv screen .
- they gave us early check in at 10 am and staff were very nice.

Cons:
- entrance ( elevator and stairs ) are strange.
- breakfast is okay but dont expect 5 star hotel standards. Very proper for a B&B.
