“Good value, friendly hosts”

My room was simple but comfortable, very clean, and for this price range, the private bathroom and AC make it a good pick. The two hosts (mother/daughter) are (as everyone has mentioned) very friendly and accommodating. Because no one was arriving in my room the day of departure, I was able to keep the room until nearly 5PM, which was a big help to me. I enjoyed the location very much, as I had been in Rome before and this time wanted to be away from the tourist crush.

Two drawbacks-- when I emailed about booking, I was told to email my credit card information to reserve. I was reluctant to do this (not out of distrust for the hosts, but because of the hazards of sending such info unencrypted online). The other option offered was to pay via Paypal, which I didn't mind, but I did have to then pay (to the hosts) a 10% additional fee. Secondly, the breakfast was pretty minimal (coffee, store-bought bread + jam, cereal, yogurt). Good if you're on a budget but if you want fresh-baked goods there is a bakery just at the corner. Overall, though, this was a good value place.

Patrizia met us at Buongiorno Roma B&B on via Antonio Tempesta. We stayed 7 nights at her immaculate second property on via Roberto Malatesta. Her friendly daughter Nicoleta met us every morning for breakfast in the kitchen or on the nice terrace. WiFi is accessible.

Trams run frequently on via Prenestina at the Gattamalata stop just a direct 10 minute walk from Malatesta. It was extremely convenient getting across Rome to villa Borghese on tram 19 without any changes.

Patrizia is more than happy to respond to inquiries.

We had a wonderful time with Patrizia & her daughter. Went well beyond of what was expected. Rooms were clean, bathroom was in excellent order. Company was excellent. The location was fine. If you don't mind public transport (trams, trains) this is an ideal location. Plenty of shop around the place to visit for food, shopping etc.. Thanks for the tour of Rome on the last night there. Will be back again shortly. Ross & Lidia x

Nicely furnished and equipped accommodation, a bit away from the centre of Rome.

As others have noted the tram is close by and they do run very frequently [apart from our last day when there was obviously a bottleneck at the end of the line and five or six of them missed!]

There are also some good restaurants in easy walking distance and Patrizia and Nicoletta will give you a map showing you how to get there, as well as making recommendations and reservations on your behalf.

Patrizia is certainly what we in Yorkshire call a 'character' and she could talk for Italy! On one evening the heavens really did open [Italian TV was warning of floods which thankfully did not afflict Rome as expected] and some of our party really didn't think it practical to walk to a nearby restaurant. Nicoletta insisted on cooking us all a dish of delicious pasta, which was very much appreciated and a kindness which seemed characteristic of their welcoming approach.

We really enjoyed our two nights staying there. We felt like guests of the family who were very helpful and eager for you to have a great stay in Rome. Although a bit out of the center of Rome, the tram was a few minutes from the b&b and quite frequent - trip to Terminni was 10 minutes. We felt super safe at all times in the neighborhood. Very close to the hip neighborhood of Il Pigneto which was tons of hip bars and restaurants. Try the porchetta, mozzarella bufala and ricotta at Il Porchettoni! Delish.

Property - This is a newly renovated B & B apt, has 3 bedrooms with ensuites. We booked 2 rooms for a period of 5 nights in June 2012. Good size cosy rooms, new fittings & nice bed & mattress. The bathrooms are super clean, fantastic standards! The rooms overlook the roof tops of other buildings, view of the surroundings. Breakfast provided is more than sufficient, bread rolls, cereal milk jams, juice & very good coffee. Fridge is always filled with water & juice for guests. There is a kitchen & utensils available.This apt is located on the 5th floor, building has a small lift, no problem with movement of luggages. Location - Apt is in the Pigneto area, lots of restaurants & cafes visited by locals, we had excellent meals in one recommended by the B & B owner, actually I should say best value & excellent quality meals! Fruits & groceries, laundromat, bakery everything is within a short walk. The apt is a 5 min walk to a tram stop, tram takes you to the Termini Station in about 15 mins. Best of all, from the apt, a stroll of 10 mins brings you to the bus stop with a direct bus to the Vatican City terminal. The residents in this location are varied, from many countries & ethnic groups, but we felt safe even walking back to the apt at night. (There were 4 of us & we asked for pick-up from the airport, hassle free & reasonable rate too, check with Patrizia) B & B owners - Full of good info & maps! Patrizia will tell you the best way to get around Rome and the sights. Patrizia & Nicoleta genuinely care about their guests, they run this B & B with a heart and we felt comfortable & well taken care of from Day 1. Upon check-out, Patrizia offered to drive us down to pick up the rental car, and when I had problems with the car rental company staff who spoke only Italian, she waited with us & helped us negotiate for a better car; all this took more than 3 hours on a Saturday afternoon! Such a great help! I have stayed at many places as I travel often, this place is definitely run with a passion by its owners and I will stay here again when back in Rome. ( Patrizia & Nicoleta, thank you for taking care of us during our stay with you, really appreciate it.)

All positive:
Clean & spacious room with own bathroom - and with view over the rooftops.
Breakfast very satisfactory - unless you are more on salty side.
Service / People make it the best of ... :) ...

Summary - I would highly recommend !!!
